AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN,PREMISES. (Zone
Change No. 223..- Peck - Norman)
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone change and amendment was duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission
and by the City Council, and that the public convenience, necessity and
general welfare and good zoning practice require that the following zone
change and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2ss reading as follows:
119202.2ss. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the I-P Industrial Park Zone, to -wit:
Those portions of lots 31 and 32 of the 576.50 acre tract
known as W. R. Rowland Tract of the Rancho La Puente, in
the City of West Covina, County of Los Angeles, State of
California, as shown by map recorded in Book 42, page 45
of Miscellaneous Records, on file in the office of the
County Recorder of said County, and that portion of Lot
1 in Block 6 of the Phillips Tract, in said City, County,
and State as shown by map recorded in Book 9, Page 4 of
Miscellaneous Records, on file in the office of said
County Recorder, described as follows:
PARCEL 1:
Beginning at a point in the northerly line of the right
of way of the Pacific Electric Railway Company (a plat
showing the location of said right of way was filed in
Case No. 52129 in the Superior Court of said County) now
Badillo Street, said point being North 890 381 30" west
590.87 feet from the intersection of the easterly pro-
longation of the northerly line of said right of way
with the center line of Lark Ellen Street, formerly Azusa
Street, as shown on said map of the Phillips Tract; thence
North 00 261 30" west 655.77 feet to the southerly line
of San Bernardino Road 66 feet wide; thence along said
southerly line, North 790 30' 30" west 487.70 feet,,mgre
or less, .to the westerly line of"the land conveyed to Mrs.
A. Z. Shoemaker by deed recorded on September 19, 1908,
as Instrument No. 58 in book 3505, page 149 of Deeds,.
records of said County; thence along said westerly line,
South 00 241 30" west 741_52 feet to the northerly line
of said right of way; thence along said northerly line,
South 890 381 30" east 489 90 feet to the point of begin-
ning.
PARCEL 2:
That portion of Lots 31 and 32, beginning at a point in
the center line of the San Bernardino Road, South 790
30-1/2, east, 625.33 feet along said center line, from

the intersection of the prolonged west line of said lot
32 with the center line of said road; thence south 450
171 west 864.11 feet to said west line of Lot 32; thence
south along said west line, 228.30 feet to the North line
of the right of way of the Pacific Electric Railway, as
shown on a plat filed in Action No. 52129 of the Superior
Court of said County; thence South 890 38-1/21 east along
said north line of right of way, 983.67 feet, more or less,
to the southwest corner of the parcel of land conveyed to
Mrs. A. Z. Shoemaker, by deed recorded September 19,
1908, in Book 3503, Page 149 of Deeds thence North along
the west line of land so conveyed and the prolongation
thereof, 775.08 feet, more or less, to the center line of
said San Bernardino Road; thence North 790 30-1/21 west
along the center line of said road, 370.37 feet to the
beginning. Except that part thereof within said San
Bernardino Road."
SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.

City Council on the 25th day of June , 1962. That, thereafter,
said ordinance was duly adopted and passed at a regular meeting of the
City Council on the 9th day of July , 1962, by the following
vote, to -wit:
