ORDINANCE NO. 735
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE SO AS TO REZONE CERTAIN PREMISES. (Zone
Change No. 210 - Moeck & Stein).
The City Council of the City of West Covina does ordain as follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone change and amendment was duly initiated,
that notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and by the
City Council, and that the public convenience, necessity and general
welfare and good zoning practice require that the following zone change
and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2ff reading as follows:
119202.2ff. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the C-1 Neighborhood Commercial Zone, to -wit:
A portion of lot 195 of E. J. Baldwin's Fifth Subdivision,
in the City of West Covina, County of Los Angeles, State
of California, as per map recorded in book 12 pages 134
and 135 of Maps, on file in the office of the County
Recorder of said County, described as follows:
Beginning at a point in the easterly line of said lot
which is 171.53 feet north of the southeasterly corner
of said lot; thence westerly and parallel with the
southerly line of said lot to an intersection with the
northwesterly line of said lot; thence northeasterly
along the said northwesterly line of said lot, 195.15
feet; thence easterly and parallel with the southerly
line of said lot, 445.39 feet to an intersection with
the easterly line of said lot; thence south along the said
easterly line of said lot 146.00 feet to the point of
beginning.
EXCEPT therefrom that portion of said land included
within the following described lines:
Beginning at the intersection of the easterly line of
said lot 195 with the southerly line of that certain
portion of lot 195, described in Instrument No. 1384,
recorded on April 25, 1946 in book 23075 page 378,
Official Records of said county, said intersection being
North 00 241 35" East 171.53 feet along said easterly
line from the southeasterly corner of said lot 195; thence
North 890 34, 20" West along said southerly line 22.11
feet to a point on the proposed center line of the
relocation of Valinda Avenue, as shown on Los Angeles
County Surveyor's Map No. B-1833, Sheet 2, on file in
the office of the County Surveyor of said county, said
center line being a curve concave southwesterly having
a radius of 190.00 feet, a radial line through said
point bears South 460 56, 20" West thence northwesterly
along said curve, through a central angle of 40 181 55"
an are distance of 14.31 feet; thence North 470 22, 25"
West on line tangent to said curve 202.41 feet, more or less,
to the northerly line of said portion of lot 195, as des-
cribed in said Instrument No. 1384; thence South 890 34, 20"
East along said northerly line,182.25 feet, more or less,
to the easterly line of lot 195; thence South 00 241 35"
West on said easterly line, 145.95 feet, more or less, to
the point of beginning.

SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.
