AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING THE WEST COVINA MUNICIPAL
CODE'SO AS TO REZONE CERTAIN PREMISES. (Zone Change
No. 193 - Britt)
�- The City Council of the City of West Covina does ordain as
follows:
SECTION 1.. The City Council does hereby find, determine and
declare that the following zone change and amendment was duly initiated,
that notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and by the
City Council, and that the public convenience, necessity and general
welfare and good zoning practice require that the following zone change
and amendment be made.
SECTION 2, The West Covina Municipal Code is hereby amended
by the addition.there-to of a new section 9202.2z reading as follows:
"9202.2z. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the R-P Residential 4 Professional Zone, to -wit:
That portion of Lot 138 of E. J. Baldwin's Fourth Sub-
division of a part of the Rancho La Puente, in'the
City of West Covina, County of Los Angeles, State of
California, as -shown by map recorded in Book 8, at
Page 186 of Maps, on file in the office of the County
Recorder of said County, described as follows:
Beginning at a point in the northwesterly line of said
lot, distant South 410 31' 10" West-340.00 feet; from
the center line of Merced Avenue, 60 feet wide as shown
on said map, also being a point in the Southeasterly
line of Sunset Avenue, 60 feet wide; thence South 410
31' 10" West 100.00 feet, along said northwesterly lot
line; thence South 480 28' 35" East 300,00 feet, more
or less, to a point in the northwesterly line of Tract
No. 24914, in the City of West Covina, County of'Los
Angeles, State of California, as shown -by map recorded
in Book 646, at Pages 88, and -89 of Maps, on file in
the office of the County Recorder of said County,
distant South 410 30' 45" West`133.00 feet, more or
less, from the most northerly corner of Lot 37, of said
last mentioned tract; thence North 410 3o' 45" East
133.00 feet, more or less, along said northwesterly
tract line to said corner of Lot 37; thence South
4.80 29' 15" East 133.67 feet, along the Northeasterly
line of said last mentioned tract and lot, to an angle
point in said northwesterly tract line, being a point
in the northwesterly line of Lot 45 of said Tract No.
24914; thence North 410 31' 10" East 277.01 feet, to
the northeasterly line of said Lot 138, and the south-
westerly line of Merced Avenue, 60 feet wide; thence
North 480 28' 35" West 233,00 feet, to a point in a
line that is parallel with the center line of Sunset
Avenue, and distant 250,00 feet, southeasterly
therefrom, measured at right angles; thence South
410 31' 10" East 310 feet more or less, to a point
in a line that bears North 480 28' 35" West, and
passes thru the point of beginning; thence North
�+80 28' 35" West 220 feet, more or less, along said
last mentioned line, to the point of beginning.

EXCEPTING THEREFROM that portion lying southeasterly of
the northeasterly prolongation of the northwesterly line
of Lot 37 of said Tract No. 24914.11
SECTION 3, The City Clerk shall certify to the passage of
this ordinance and shall cause the same to be published as required by
law.

introduced and placed upon its first reading at a regular meeting of
the City Council on the 11th' day of September , 1961. That,
thereafter, said ordinance was duly adopted and passed.at a regular
meeting of the City Council on the 25th day of September , 19610 by
the following vote, to -wit:
