Ordinance - 7022 ORDINANCE NO. 702 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA AMENDING THE WEST COVINA MUNICIPAL CODE SO AS TO REZONE CERTAIN PREMISES. (Shoe Corporation of America) The City Council of the City of West Covina does ordain as • follows: SECTION 1. The City Council does hereby find, determine and declare that the following zone changes and amendments were duly initiated, that notice of hearing thereon was duly given and published, that public hearings thereon were duly held by the Planning Commission and by the City Council, and that the public convenience, necessity and general welfare and good zoning practice require that the following zone changes and amendments be made. SECTION 2. The West Covina Municipal Code is hereby amended by the addition thereto of a new section 9202.2n reading as follows: "9202.2n. Zone Changes. Notwithstanding the provisions of Section 9202.2 and the Zoning Map referred to therein, the following described premises are hereby placed and included in the C-2 General Commercial Zone, to -wit: Those portions of lots 121 and 122 of E. J. Baldwin's 4th Subdivision of part of the Rancho La Puente, in the City of West Covina, County of Los Angeles, State of California, as shown on map recorded in book 8 pages 186 of Maps in the office of the County Recorder of said County, described as follows: Commencing at the northwest corner of said lot 122; thence along the north lines of lots 122 and 123 of said E. J. Baldwin's Subdivision a distance of South 880 56, 30" East 997.10 feet; thence at right angles to the north line of said lot 123, a distance of South 10 031 30" West 20.00 feet, being the most easterly corner of the land described as Parcel 5 in Notice of Action in Case No. 632483 in the Superior Court in and for the County of Los Angeles, State of California, registered August 19, 1954, as Document No. 13326-W in the office of the Registrar of Titles of said County; thence following the southeasterly boundary of said Parcel 5 as follows: Westerly along a curve concave southerly, having a radius of 4890.00 feet, tangent at said most easterly corner to a line bearing South 890 251 13" West a dis- tance of 523.74 feet; along a tangent to said curve South 830 171 01" West 91 % feet to the beginning of a tangent curve, concave southerly and having a radius of 4440.56 feet, westerly along said last mentioned curve a distance of 197.22 feet to the beginning of a compound curve, con- cave southeasterly and having a radius of 408.00 feet; southwesterly along said last mentioned curve a distance of 231.32 feet; along a tangent to said last mentioned curve, South 480 151 14" West 162.56 feet to the beginning of a tangent curve, concave northwesterly and having a radius of. 88.00 feet; and southwesterly along said last mentioned curve, a distance of 34.52 feet to the true point of beginning; thence leaving the southeasterly boundary of said parcel 5, easterly along a curve concave northerly, having a radius of 537.37 feet, from a radial which bears -I- South 330 381 55" West, a .distance of 234.90 feet to the true point of tangency with a line which is also tangent to a curve concave southerly, having a radius of 537.34 feet and tangent at the most westerly corner of lot Z 3 of E. J. Baldwin's Subdivision with the south- westerly line of said lot 133; thence along said last described line, South 810 231 51" East 377.35 feet to the beginning of said last described curve; thence easterly • along said last described curve, a distance of 312.12 feet to the southeasterly line of said lot 123; thence along the southeasterly line of said lots 122 and 121, a dis- tance of South 41° 531 West 1205.29 feet, more or less, to the southwesterly line of the northeasterly 295.29 feet of said lot 12;.thence along said last mentioned southwesterly line, North 480 271 West 927.36 feet to the northwesterly line of said lot 121; thence along the northwesterly lines of said lots 121 and 122, a distance of North 410 531 East 757.87 feet, more or less, to the most westerly corner of said parcel 5; thence along said southeasterly boundary of Parcel 5, North 860 53► 47" East 28.28 feet, more or less, to the end of the curve in said boundary described as being concave northerly and having a radius of 88 feet; thence easterly along said last mentioned curve a distance of 93.95 feet to the true point of beginning. Excepting therefrom the Northeasterly 295.24 feet of said Lot 121 and the southwesterly 40.00 feet of said Lot 122." • SECTION 3. The West Covina Municipal Code is hereby amended by the addition thereto of a new section 9202.2o reading as follows: "9202.2o. Zone Changes. Notwithstanding the provisions of Section 9202.2 and the Zoning Map referred to therein, the following described premises are hereby placed and included in the R-3 Multiple Family Zone, to -wit: The northeasterly 295.24 feet of Lot 121 and the south- westerly 40.00 feet of Lot 122 of E. J. Baldwin's 4th Subdivision of part of the Rancho La Puente, in the City of West Covina, County of Los Angeles, State of California, as per map recorded in Book 8 page 186 of Maps in the office of the County Recorder of said County." SECTION 4. The City Clerk shall certify to the passage of this ordinance and shall cause the same to be published as required by law.
