AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
NEST COVINA AMENDING THE WEST COVINA,MUNICIPAL_
CODE SO AS TO REZONE CERTAIN.PREMISES (Nichols)
The City Council of the City of West Covina does ordain
as follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following zone change and amendment were duly
initiated, that notice of hearing thereon was duly given and published,
that public hearings thereon were duly held by the Planning Commission
and by the City Council, and that the public convenience, necessity
and general .welfare and good zoning practice require that the follow-
ing zone change and amendment be made.
SECTION 2. The West Covina Municipal Code is hereby amended
by the addition thereto of a new section 9202.2g reading as follows:
119202.2g. Zone Changes. Notwithstanding the provisions
of Section 9202.2 and the Zoning Map referred to therein, the
following described premises are hereby placed and included in
the R-3 Multiple -Family 'Zone, to -wit:
All of Lots 10 and 11, and portions of Lots 17 and 18,
McCarthy Co.'s Subdivision of Block l of the Hollenbeck
Tract, in the Rancho La Puente, Book 1, page 43 of
Patents and in Book 3-.page 23 of.Records of Survey, in
the Office of the County Recorder of the County of Los
Angeles, State of California, described as follows:..
Commencing at the southwesterly corner of Tract 9253,
as shown on map recorded in Book 128 Page 46 and'47 of
Maps, Records of said County; thence.. North along the
most westerly line of said last mentioned Tract, a dis-
tance of 397.86 feet to'an angle IzLnt therein, being the
true point of beginning; thence along the boundary of
said Tract 9253, the following courses and distances;
North.810 05' East 216.62 feet; -North 740 47' East 53.39
feet North 67° 10' East 101.39 feet; North 570 14' East
51.13 feet; North 42' 59' East 53.04 feet; North 31° 04'
East 71.13 feet; North 14" 41' East 110.22 feet; North
41'' 48' East 41.07 feet; North 58. 11' East 208.37 feet;
North 50" 42' East 68.32 feet; North 420 23' East 89.23
feet; and North 0" 01' Wes t 970.97 feet to a.point in
the Southerly line,.of Pomona and Covina Road, as shown
on map of the Chaffey Tract, Book 59 page 14 of Maps;
thence leavingthe boundary of -said Tract 9253, and along
the Southerly and Southwesterly lines of said Pomona and
Covina Road the following courses and distances; North
89w 58' 15" West 10.33 feet; North 190 34' 30" West
499.67 feet;_ North 67" 01' 301' West 401.11 feet.. and
North 821 46' 3011 West_.274089 feet to the center line
of Range -Avenue;. thence South along said center line
2202.32 feet, more or less, to the true point of beginning.
EXCEPT that portion of said land lying Northerly of the
Southerly line of the 50 foot right of way for Walnut
.Creek Wash as granted to Los Angeles County Flood
Control District by deed recorded in Book 7479 Page 38
of Deeds,. and in Book 977 Page 148, Official Records.
ALSO EXCEPTING the Westerly 50 feet thereof.
ALSO EXCEPTING the Easterly 120 feet thereof."

SECTION 3. The City Clerk shall certify to the passage
of this ordinance and shall cause the same to be published as
required by law.

regular meeting of the City Council on the 24th day of
