AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA AMENDING CERTAIN OF THE ZONING PROVISIONS
OF THE WEST COVINA MUNICIPAL CODE RELATING TO HEIGHT.
The City Council of the City of West Covina does ordain as
follows:
,- SECTION 1. The City Council does hereby find, determine
and declare that the following amendments were duly initiated, that
notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and City
Council, and that the public convenience and necessity and the general
welfare require that the following changes and amendments be made.
SECTION 2. Section 9203.1 of the West Covina Municipal Code
is hereby amended to read as follows:
119203.1. SANE. HEIGHT.
In the R-A Zone no building or structure shall exceed two
stories or thirty-five feet in height, whichever is the lesser,
except that within one hundred feet of the lot or parcel boundaries
no building or structure shall exceed one story or eighteen feet,
whichever is the lesser. This exception shall not apply to
buildings or structures existing on the effective date thereof.
Non -dwelling structures which require greater height for func-
tional purposes such as windmills and private water tanks may
be erected."
SECTION 3. Section 9206.1 of the West Covina Municipal Code
is hereby amended to read as follows:.
"9206.1. SAME. HEIGHT.
In Zone R-3 no building or structure shall exceed the
following:
(a) One story or eighteen feet, whichever is the lesser,
within one -hundred feet of the boundaries of any property in Zone
R-1 or Zone R-A.
(b) Two stories or thirty-five feet, whichever is the
lesser, within one -hundred to two -hundred feet of the boundaries
of any property in Zone R-1 or Zone R-A.
(c) Three stories or forty-five feet, whichever is the
lesser, if more than two -hundred feet from the boundaries of any
property in Zone R-1 or Zone R-A."
SECTION 4. Section 9210.1 of the West Covina Municipal Code
is hereby amended to read as follows:
119210.1. SAME. HEIGHT.
In Zone R-P no building or structure shall exceed the
following:
.(a) One story or eighteen feet, whichever is the lesser,
• within one -hundred feet of the boundaries of any property in
Zone R-1 or Zone R-A.
(b) Two stories or thirty-five feet, whichever is the
lesser, within one -hundred or two -hundred feet of the boundaries
of any property in Zone R-1 or Zone R-A.

(c) Three stories or forty-five feet, whichever is the
lesser, if more than two -hundred -feet from the boundaries of any
property in Zone R-1 or Zone R-A."
SECTION 5. The City Clerk shall certify to the passage of
this ordinance and shall publish the same as required by law.
