Ordinance - 674ORDINANCE NO. 674 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA AMENDING THE WEST COVINA MUNICIPAL CODE SO AS TO REZONE CERTAIN PREMISES. (Pick) The City Council of the City of West Covina does ordain as follows: SECTION 1. The City Council does hereby find, determine and declare that the following zone change and amendment were duly initiated, that notice of hearing thereon was duly given and published, that public hearings thereon were duly held by the Planning Commission and by the City Council, and that the public convenience, necessity and general welfare and good zoning practice require that the following zone change and amendment be made. SECTION 2. The West Covina Municipal Code is hereby amended by the addition thereto of a new section 9202.2d reading as follows: 119202.2d. Zone Changes. Notwithstanding the provisions of Section 9202.2 and the Zoning Map referred to therein, the following described premises are hereby placed and included in the R-3 Multiple Family Residential Zone, to -wit: That portion of Lot 31 of the 576.50 acre tract known as W. R. Rowland Tract in the Rancho La Puente, in the City of West Covina, County of Los Angeles, State of Cali- fornia, as per map recorded in Book 42, Page 45 of Miscel- laneous Records, in the office of the County Recorder of said County, and that portion of Lot 1 in Block 6 of the Phillips Tract, in the City, County and State as per map recorded in Book 9, page 4 of Miscellaneous Records, in the office of the County Recorder of said County, described as a whole as follows: Beginning at a point in the northerly line of the right-of- way of the Pacific Electric Railway Company (a plat showing the location of said R/W was filed in Case No. 52129 in the Superior Court of said County now Badillo Street, said point being North 890 381 30 West 590.87 feet from the intersection of the easterly prolongation of the northerly line of said R/W with the center line of Lark Ellen Street, formerly Azusa Street, as shown on Map of the Phillips Tract; thence North 00 261 30" West 655.77 feet to the southerly line of San Bernardino Road, 66 feet wide; thence along said southerly line North 790 30t 30" West 487.70 feet, more or less, to the westerly line of the land conveyed to Mrs. A. A. Shoemaker by deed recorded on.September 19, 1908, as Instrument No. 58 in Book 3505, page 149 of Deeds, Records of said County; thence along said Westerly line, south 00 241 3011 West 741.52 feet to the northerly line of said R/W; thence along said northerly line South 890 36' 30" East 489.90 feet to the point of beginning. EXCEPTING therefrom the northerly 103.00 feet, as measured along the easterly property,line, and the northerly 188.75 feet, as measured along the westerly property line." 0 SECTION 3. The West Covina Municipal Code is hereby amended by the addition thereto of a new section 9202.2e reading as follows: 119202.2e. Zone Changes. Notwithstanding the provisions of Section 9202.2 and the Zoning Map referred to therein, the following described premises are hereby placed and included in the C-2 General Commercial Zone, to -wit: -1- • 0 The northerly 103 feet, as measured along the easterly property line, and the northerly 188.75 feet, as measured along the westerly property line, of the entire property described in section 9202.2d above before the exceptions." SECTION 4. The City Clerk shall certify to the passage of this ordinance and shall cause the same to be published as required by law. Passed and approved this 22nd day of August , 1960.
