ORDINANCE NO. 643
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA REZONING CERTAIN PROPERTY LOCATED _
ON THE NORTHWEST SIDE OF CALIFORNIA AVENUE NORTH
OF THE WALNUT CREEK -WASH. (Dubrove)
The City Council of the City of West Covina does ordain as
f ollows :
SECTION 1. The City Council does hereby find, determine
and declare that.the following change of zone was duly initiated, that
notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and City
Council, and that the public convenience and necessity and the general
welfare require that the following change and amendment be made.
SECTION 2. Ordinance No. 325, passed and approved the 28th
day of June, 1954, Ordinance No. 410, passed and approved the 8th day
of August, 1955, and the Official Zoning Map referred to therein, are
hereby amended to change from its existing zone classification to Zone
C-2 that certain real property in the City of West Covina described as
follows, to -wit:
A portion of those portions of lots 154 and 155 of E. J.
Baldwin's Fourth Subdivision of a part of Rancho La
Puente in the City of West Covina as per Map recorded
in Book. 8, Page 186 of Maps in the office of the County
Recorder of said County described as a whole as follows:
Beginning at a point in the southeasterly line of said
lot 155 distant thereon north 410 531. east 682.5' from
the most southerly corner thereof; thence north 48*
7' west parallel with the southwesterly line of said lot
155, 927.36' more or less, to a point in the northwesterly
line thereof;.thence south 41° 53' west along the north-
westerly line of said lots 155 and 154, 876.04' more or
less to.a point in the northwesterly line of said lot 154,
distant thereon north 410 53' east 686.46' from the most
westerly corner of said Lot 154; thence along the northerly
line of the land conveyed by Ira W. Everett and Estalla M.
Everett, husband and wife, to.I. Worth Everett, by deed
dated April 2, 1924 recorded in Book. 4009, Page 53, Official
Records, north 880 28' east 347.771; thence continuing along
said northerly line of the land so conveyed to I. Worth
Everett, south 840 14' east 530' and south 83* 15' east
301.61 more or less to the southeasterly line'of said lot
155; thence north 41° 53' east -along the southeasterly line
of said lot 155, 151.07' more or less to the point of begin-
ning except the northwesterly 290.' of said parcel of land.
Reserving easement for ingress and egress to be used in
common with others over that northeasterly 15. of said
parcel of land lying southeasterly of the northwesterly
290' of said parcel of land.
SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall publish the same as required by law.

do hereby certify that -the above Ordinance No. 643 was regularly
introduced and placed upon its first reading at a regular meeting of
the City Council on the 9th day of. November , 1959. That, thereafter,
said ordinance was duly adopted and p-55`5`53 at a regular meeting of the
City Council on the 23rd day of November , 1959, by the following
vote, to -wit:
