Ordinance - 630ORDINANCE NO. 630 AN106INANCE OF THE CITY COUNCIL OF THE CITY OF WEST,'COVINA REZONING CERTAIN PROPERTY LOCATED AT 445SOUTH GLENDORA AVENUE BETWEEN WALNUT CREEK WASH`AND;ZERVICE STREET. The City Council of the City of West Covina does ordain as follows: SECTION 1. The City Council does hereby find, determine and declare that.the following changes of zone were duly initiated, that notice of hearing thereon was duly given and published, that public hearings thereon were duly held by the Planning Commission and City Council, and that the public convenience and necessity and the general welfare require that the following changes and amendments be made. SECTION 2. Ordinance No. 325, passed and approved the 28th day of June, 1954, Ordinance No. 410, passed and approved the"$th day of August, 1955, and the Official Zoning Map referred to therein, are hereby amended to change from its existing zone classification to Zone C-1 that certain real property in the City of West Covina described as follows, to -wit: That portion of the following described parcel of land lying westerly of a line bearing north 13" 37' 55" east and having a length of 449.20 feet, passing through a point in the northeasterly boundary distant north 480 09' 00" west 330.00 feet, from the most easterly corner, and passing through a point the southwesterly boundary distant north 730 54' 00" west 125.00 feet, from the most southerly corner of. -said parcel of land, described as a portion of Lot 167 of E. J. Baldwin'.s 4th Subd. in the City of West Covina, Co. of Los Angeles, State of California, as per map recorded in Book. 8, page 186 of Maps, in the office of the County Recorder of said County, described as follows: Beginning at the most easterly corner of said lot; thence along the southw easterly line of said lot, south 42* 41' 30" west 341.55 feet; thence north 730 54' 00" west"625.31 feet to the southeasterly line of•"Tract No. 19318, as per map recorded in Book. 493, .Pages 30 and 31 of Maps, records of said County; thence along said last mentioned south- easterly line'and its northeasterly prolongation north 420 39' 00" east 586.69 feet, more or less, to the center line of the easement 75 feet wide, described in the deed to Los Angeles County Flood Control District, recorded on February 21, 1949, as Instrument No. 1143 in Book. 7375, page 312 of Official Records of said county; thence along said center line south 680 16' 26" east 65.90 feet to the southwesterly terminus of that certain boundary line described as "south 420 13! 00" west 4.52 feet" in the deed to Joseph.'Brashear, et al.' recorded on February 27, 1948, as Instrument No. 1542 in book 26562, page 238 of Official Records of said County; thence along the southeasterly line of the land described in said last mentioned deed, north 42° 13' 00" east 4,52 feet to the northeasterly line of said Lot 167; thence along said northeasterly line, south 480 09' 00" east 498.15 feet . to the point of beginning. SECTION 3. J. Baldwin's Fourth Subd. in the City of Nest Covina, County of Los Angeles, State of California, as per map recorded in Book, 8, Page 186 of Maps, in the office of the County Recorder of said County, described as follows: Beginning at the most easterly corner of said lot; thence along the southeasterly line of said lot, south 420 41' 30" west 341.55 feet; thence north 730 54' 00" west 625.31 feet to the south- easterly line of Tract No. 19318, as per map recorded in Book 493, Pages 30 and 31 of Maps, records of said County; thence along said last mentioned southeasterly line and its northeasterly prolongation north 42° 39' 00" east 586.69 feet, more or less, to the center line of the easement 75 feet wide, described in the deed to Los Angeles County Flood Control District, recorded on February 21, 1949, as Instrument No. 1143, in Book 7375, Page 312 of Official Records of said County; thence along -said center line, south 680 16' 26" east 65.90 feet to.the south-r westerly terminus of that certain boundary line des- cribed as "South 42° 13' 00" west 4.52 feet" in the deed to Joseph Brashear,'et al; recorded on February 27, 1948, as Instrument No. 1542 in Book 26562 Page 238 of Official Records of said County; thence along the southeasterly line of the land described in said last mentioned deed, north 420 131 00" east 4.52 feet to the northeasterly line of said lot.167; thence along said northeasterly line, south 480 09! 00" east 498.15 feet to the point of beginning. SECTION 4. The City Clerk. shall certify to the passage of this ordinance and shall publish the same as required by law.
