Ordinance - 627.s • ORDINANCE NO. 627 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA REZONING CERTAIN PROPERTY LOCATED ON THE SOUTHEAST CORNER OF CALIFORNIA AVENU9-AND THE PROPOSED E%TENSION OF VINCENT AVENUE. (Union Oil Co.). follows: The City Council of the City of West Covina does ordain as SECTION 1. The City Council does hereby find, determine and declare that the following change of zone was duly initiated, that notice of hearing thereon was duly given and published, that public hearings thereon were duly'held by the Planning Commission and City Council;-- and that the public convenience and necessity and the general welfare require that the following change and amendment be made. SECTION 2. Ordinance No. 325, passed and approved the 28th day of June, 1954, Ordinance No. 410, passed and approved the 8th day of August, 1955, and the Official Zoning Map referred to' therein, are hereby amended to change from its existing zone classi- fication to Zone C-2•that certain real property in the City of West Covina.described as follows, to -wit: Those portions of Lots 168 and 169 of E. J. Baldwin's 4th Subdivision of part of the Rancho La Puente, in the City of West Covina, County of Los Angeles, State of California, as shown on Map recorded in Book 8, Page 186 of Maps, in the Off ice of the County Recorder of said County, described as follows: Beginning at a point in the northwesterly line of said lot 168, distant northeasterly thereon 300 feet from the most westerly corner of said lot, being also the most northerly corner of the land described in the deed to Charles B. Anderson, recorded'in Book 6953, page 265 of Deeds, records of said County; thence south 48° 07' 00" east along the northeasterly line of the land described in said deed, a distance of 496.78 feet to the most southerly corner of the land described in the deed to West Covina Investment Co., a corporation, recorded on February 8, 1954 as Instrument No. 386 in Book 43770, page 259 of Official Records of said County; thence north 41° 53' 0011 east along the southeasterly line of said last mentioned land, a distance of 291.51 feet, more or less, to the southerly prolongation of the center line of Vincent Avenue, shown as an unnamed street, 66 feet wide, dividing lots 3 and 4 of W. R. Rowland Tract, as shown on map recorded in Book 42page 45 of Miscellaneous Records of said County; thence north 4° 49' 27" east along said prolongation, a distance of 502.85 feet to the southerly.line of the land described in deed to the State of California, recorded on October 20, 1954 as Instrument No. 3475 in Book 45888, page 294 of said Official Records; thence north 850 10' 33" west along the southerly line of said last mentioned land, a distance 101.93 feet, more or less, to the intersection of said line with that certain curve, in the southerly line of the land described in deed to the State of Cali- fornia, registered as document No. 14238-J on July 30, 1941, being concave northerly and having a radius of 92.00 feet; thence westerly along said curve concave northerly having a radius of 92.00 feet, an arc distance of 79.33 feet to a point of reverse curve concave 0. southerly having a radius of 40 feet; thence westerly along said curve, an arc distance of 60.44 feet to the point of tangency thereof with a line parallel with and distant 7.00 feet southeasterly measured at right angles from the northwesterly line of said Lot 168; 4W thence south 41° 53' 001, west along said parallel line 123.25 feet; thence north 480 01' 0011 west 7.00 feet to the northwesterly line of said lot 168; thence south 41° 53' 001' west 431.94 feet along said northwesterly line, to the point of beginning. SECTION 3. The City Clerk shall certify to the passage of this ordinance and shall publish the same as required by law. Passed and approved this 25th day of May, 1959.
