AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA REZONING CERTAIN PROPERTY LOCATED AT
THE NORTHWEST CORNER OF VINCENT AND GARVEY AVENUES.

The City Council of the City of West Covina does ordain as
follows:
SECTION 1. The City Council does hereby find, determine
and declare that.the following change of zone was duly initiated, that
notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and City
Council, and that the public convenience and necessity and the general
welfare require that the following change and amendment be made.
SECTION 2. Ordinance No. 325, passed and approved the 28th
day of June, 1954, Ordinance No. 410, passed and approved the 8th day
of August, 1955, and the Official Zoning Map referred to therein, are
hereby amended to change from its existing zone classification to Zone
R-3 that certain real property in the City of West Covina described as
follows, to -wit:
That portion of Lot 4 of the 576.50 acre tract known
as W..R. Rowland.Tract, as per map recorded in Book,
42, Page 45, of Misc. Records in the Office of the
County Recorder of said County, more particularly des-
cribed as follows:
Beginning at the northwesterly corner of that certain
• parcel of land conveyed to the State of California by
deed recorded November 13, 1950, in Book. 34790, Page
38, Official Records, in ' the Office of said County
Recorder; thence along the northerly line of said parcel
of land, north 89` 501; 40" east 170.07 feet to the north-
easterly corner thereof; thence along the easterly line
of said parcel, south 4° 09,'. 40" west 136.24 feet to
the intersection thereof with that certain 158 foot
radius curve described in deed to said State, recorded
August 5, 1954, in Book 45250, page 245, of said Official
Records; thence westerly along said 158-foot radius curve,
concave northerly, from a tangent bearinw south 630 401;
10" west, through an angle of 11° 59' 58 an arc distance
of' ,�33,09 feet.to the westerly terminus thereof; thence
south 140 19.'t 52" east, 2.00 feet to that certain 710
foot radius curve described in last mentioned deed to
said State; thence westerly along said 710 foot radius
curve, concave northerly, from a tangent.bearing south
750 40'; 08" west, through an angle of 110 36'. 50" an
arc distance of 143.92 feet to the westerly line�.of said
parcel of land so conveyed to said State; thence along
said westerly line, north 4° 09'. 40" east, 170.58 feet
to the point of beginning,
SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall publish the same as required by law.
