Al ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA REZONING CERTAIN PROPERTY LOCATED
AT 20o4 EAST GARVEY AVENUE. (BOWERS)
The City Council of the City of West Covina does ordain
as follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following change of zone was duly initiated, that
notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and City
Council, and that the public convenience and necessity and the general
welfare require that the following change and amendment be made.
SECTION 2. Ordinance No. 325, passed and approved the
28th of June, 1954, Ordinance No. 410, passed and approved the
8th day of August, 1955, and the Official Zoning Map referred to
therein, are hereby amended to change from its existing zone classi-
fication to Zone R-3 that certain real property in the City of West
Covina described as follows; to -wit:
Those portions of Lots 2, 35, and 36 of Tract No. 930,
in the City of West Covina, County of Los Angeles,
State of California as shown on map recorded in
Book 17, at Pages 3� and 39 of Maps, on file in the
office of the County Recorder of said County, described
as follows:
Beginning at a point in the westerly line of Lot 37,

distant south 1° 04, 05" west 10.00 feet, from the
northwest corner of said Lot 37, being the northwest
corner of Lot 261 of Tract No. 18811, in tithe City of
West Covina, County of Los Angeles, State of California,
as shown on map recorded in Book. 483, at Pages 11, 12,
13, and 14 of Maps, on file in the office of the County
Recorder of said County; thence south 10 04' 05" West
747.30 feet, along the westerly line of'said Lot 37 and
said last mentioned tract, to the northeast corner of
Lot 247 of said Tract No. 18811; thence north 88° 55' 55"
west 127.95 feet, along the northerly line of Lots 247,
246, and 245, to an angle point therein; thence north
420 231, 50" west 293.79 feet, along the northeasterly
line of lots 245, 244, 243, 242, and 241, of said last
mentioned tract, to an angle point therein; thence north
88' 551 25" west 660.04feet, along the northerly line of
said last mentioned tract to the northwest corner of
Lot 231 of said Tract, being also a point in the easterly
line of Lot 1 of said Tract No. 930, and the easterly
boundary of said Tract No. 18811; thence north 10 04, 13"
east 270.13 feet; -along said easterly boundary line to a
point of intersection with a line that is parallel with
the northerly line of Lots 2, 35, and 36 of said tract
No. 930, distant 274.00 feet, southerly therefrom
measured at right angles; thence south 88' 55' 25� east
330.00 feet, along said parallel line to a point in the
easterly line of said Lot 2, distant south 10 04, 13"
west 274.00 feet, from the northeast corner of said
Lot 2; thence north 1* 04, 13" east 264.00 feet, along
said last mentioned easterly line, to,a point in a
line that is parallel with the northerly line of said
Lots 35 and 36 of Tract No. 930, and distant 10,000
feet southerly therefrom, measured at right angles;
thence south 88° 55' 25" east 660.00 feet, along said
last mentioned parallel line to the point of beginning.
SECTION 3. The City Clerkshall certify to the passage
of this ordinance and shall publish the same as required by law.
