• AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA REZONING CERTAIN PROPERTY LOCATED
ON THE NORTHWEST CORNER OF VINCENT TEND G;ARVEY
AVENUES. (Bertolini)
The City Council of the City of West Covina does.ordain
as follows:

SECTION 1...�The City Council does hereby find, determine
and declare that the following changes of zone were duly initiated,
that notice of heari thereon was duly given and'.published, that
public hearings thereon were duly held by the Planning Commission
and City Council, and that the public convenience and necessity and
the general welfare require that the following changes and amendments
be made.
SECTION 2. Ordinance No. 325, passed and approved the
28th day of June, 1954, Ordinance No. 410, passed and approved the
8th day of August, 1955, and the Official Zoning Map referred to
therein, are hereby amended to change from its existing zone classi-
fication to Zone R-3 that certain real property described as follows,

That portion of Lot 4 of the 576.50 acre tract known
as the W. R. Rowland Tract in the City of West
Covina, County of Los :Angeles, State of California,
as shown on map recorded in Book 42, Page 45 of
Miscellaneous Records, in the Office of the County
Recorder of said County, described as follows: .
Commencing at the northwest corner of the land des-
cribed in the deed to the State of California
recorded on November 18, 1953 as Instrument No.
2198 in Book 43189, Page 139 of Official Records,
in the Office of the Recorder of said County; thence
south 890.141 30" east along the northerly line of
said land 62.87 feet; thence south 40 09' 48" west
178.36"feet; thence south 89° 50' 40" west 250.57
feet more or less to the westerly line of the land
described in the deed to Phyllis Dolores Randall
recorded on August 10, 1940 as Instrument No. 585,
in Book 17680, Page 380 of said Official Records,
thence along the westerly and northerly lines of
the land described in said deed to Phyllis Dolores
Randall as follows: North 4° 49' east 173.40 feet
and south 890 31' east 185.15 feet to the point
of beginning.
SECTION 3. Ordinance No. 325, passed and approved the
June, 1954, Ordinance No. 410, passed and approved the
:August, 1955, and the Official Zoning Map referred to

fication to Zone C-1 that certain real property described as follows,

being also the beginning of a tangent curve concave
northwesterly having a radius of 158.00 feet; thence
southwesterly along said curve through a central
angle 590 291 17" a distance of 165.04 feet to a
point in the easterly line of the land described
in the deed to Biagio Cipriani, et ux, recorded
on August 30, 1956, as Instrument No._2359 in Book
52170, Page 192 of said Official Records, said
point being the southerly terminus of that certain
course recited as having a bearing and distance of
south 40 09' 40" west 136.24 feet in said last
mentioned deed.;thence along the easterly and
northerly line of the land described in said deed
to Biagio Cipriani as follows: north 411 09l 40"
east 136.24 feet thence north 89' 50, 40" east
80.5 feet more or less to the true point of
beginning.
SECTION 4. The City Clerk shall certify to the passage
of this ordinance and shall publish the same as required by law.
