• AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
14EST COVINA REZONING CERTAIN PROPERTY ON THE
NORTHEAST CORNER OF AZUSA AND GARVEY AVENUES
(Chuckrow Construction Co.)
The City Council of the City of West Covina does ordain
as follows:
SECTION 1. The City Council does hereby find, determine
and declare that the following change of zone was duly initiated,
that notice of hearing thereon was duly given and published, that public
hearings thereon were duly held by the Planning Commission and City
• Council, and that the public convenience and necessity and the general
f
welfare require that the following changes and amendments be made.
SECTION 2. Ordinance No. 325, passed and approved the 28th
day of June, 1954, Ordinance No. 410, passed and approved the 8th day
of ;August, 1955, and the Official Zoning Map referred to therein, are
hereby amended to change from its existing zone classification to Zone
R-3 that certain real property described as follows, to -wit:
Those portions of Lot 5, Block 28 of the Phillips
Tract, in the City of West Covina, County of Los
Angeles, State of California, as per map recorded
in Book 9, Pages 3 and 4 of Miscellaneous Records
in the office of the dounty,Recorder of said County,
described as follows:
PARCEL 1:
Beginning at the northeasterly corner of said Lot 5;
thence along the northerly line thereof north 89° 28' 19"
west, 372.52 feet to a point that is distant south 890
28' 19" east, 294.92 feet from the point of intersection
of said northerly line with the center line of Azusa
Avenue, formerly Sierra Street, as shown on Map of
said Phillips Tract; thence southerly along a curve
• concave westerly, having a radius of 93.00 feet and
a radial line bearing south 59' 59' 54" west, a distance
of 48.84 feet; thence south 0° 05' 17" west, 169.37 feet
thence south 3° 43' 34" east, 60.13 feet to the beginning
of a curve concave northeasterly,.having a radius of
154.00 feet and the radial line bearing south 89' 54' 43"
east; thence -southeasterly along said curve 227.51 feet
thence south 81' 09' 13" east 44.32 feet to a point in
a line that is parallel with and distant westerly,
175.00 feet, measured at right angles from the easterly
line of said Lot 5, said point being the true point of
beginning of this description; thence continuing south

EXCEPT, insofar as the proposed zoning reclassification
is concerned, the southerly 121.76 feet, measured along
• the westerly line; of the westerly 120.00 feet, measured
along the northerly line, of the above described parcel.

The easterly 175.00 feet of the following described

Beginning at the northeasterly corner of said Lot 5;

intersection of said northerly line with the center
line of Azusa Avenue, formerly Sierra Street, as shown

a curve concave westerly, having a radius of 93.00
feet and a radial line bearing south 590 591 54"
west, a distance of 48.84 feet; .thence tangent to said
curve, south 00 05' 17" west, 73.47 feet to a line paral-
lel with and distant :southerly 120.00 feet, measured at
right angles from the aforesaid northerly line of Lot 5;
thence along said parallel line, south 890 28' 19" east
370.62 feet to the easterly line of said Lot 5; thence

The westerly 100 feet, measured at right angles, of
that portion of the west half of Lot 6 in Block 28
of the Phillips Tract, in the City of West Covina,
County of Los Angeles, State of California, as per
map recorded in book 9, pages 3 and 4 of Miscellaneous
Records, in the Office of the County Recorder of said
County, which lies northerly of the northerly line of
the land described in Parcel 1 in the Deed to the State
of California, recorded as Document No. 2977-X on
March 1, 1955 in the Office of the Registrar of Land
• Titles of said County, said northerly line being des-
cribed as follows:

Beginning at the intersection of the easterly line of
said west half with a line parallel with and distant
144.00 feet northerly, measured at right angles from
the northerly line of that portion of the land acquired
by the County of Los Angeles in final decree rendered
in Case No..269877 of the Superior Court in and for
the County of Los Angeles and State of California, a
certified copy of said decree being recorded in Book.
10043, page 297, of Official Records in said Recorder's
Office; thence along said parallel line, north 890 34'
50" west to a line parallel with and distant '798.00
feet easterly measured at right angles from the center
line of Azusa Avenue, formerly Sierra Street, 66.00
feet wide as said street is shown on said map; thence
North 00 25' 10" east 2.00 feet to a curve concave
northerly having a radius of 4211.09 feet; thence
westerly along said curve from a tangent Which bears
North 890 34' 50" west through an angle of 10 46, 4211
a distance of 130.71 feet to the westerly line of said
lot.
SECTION 3. The City Clerk shall certify to the passage
of this ordinance and shall publish the same as required by law.
