ORDINANCE NO. 539';
AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA ADOPTING A PORTION OF A PRECISE PLAN
FOR CERTAIN PROPERTY LOCATED ON THE SOUTH SIDE
OF MERCED .AVENUE BETWEEN WILLOW AND GARVEY
AVENUES AND REZONING SAID PROPERTY.
The City Council of the City of West Covina does ordain
as follows:
SECTION 1. That certain Precise Plan No. 109 for the
development of the real property located on the south side of Merced
Avenue between Willow and Garvey Avenues, hereinafter more particu-
larly described, having been submitted to the Planning Commission
and to the City Council, and public hearings having been held
thereon after due and legal notice as required by law and by ordi-
nance, and it appearing to the City Council that a portion of said
precise plan complies with all applicable ordinances and regulations
and is for the public welfare, whereas the remaining portion does
not comply with the public welfare, therefore, that portion of said
Precise Plan No. 109 relating to the V.F.W. Hall and to the four R-1
lots shown thereon is hereby approved as an Official Precise Plan,
and the remaining portion of said precise plan is hereby disapproved.
SECTION 2. The City Council does hereby find, determine
and declare that the following change of zone was duly initiated,
that notice of hearing thereon was duly given and published, that
public hearings thereon were duly held by the Planning Commission
and City Council, and that the public convenience and necessity and
the general welfare require that the following changes and amendments
be made.
SECTION 3. Ordinance No. 325, passed and approved the 28th
day of June, 1954, Ordinance No. 410, passed and approved the 8th day
of August, 1955, and the Official Zoning Map referred to therein, are
hereby amended to change from its existing zone classification to
Zone R-3 that certain real property described as follows, to -wit:
The Northwesterly 613.36 feet of the northeasterly
440 feet of Lot 95 of the second subdivision of
E. J. Baldwin's Rancho La Puente, in the City of
West Covina, County of Los Angeles, State of Cali-
fornia.
SECTION 4. The City Clerk shall certify to the passage of
this ordinance and shall publish the same as required by law.

do hereby certify that the above Ordinance No. 539';' was regularly
introduced and placed upon its first reading at a regular meeting
of the City Council on the 22nd day of July, 1957. That, thereafter,
said ordinance was duly adopt -and passed at a regular meeting of
the City Council on the 12th day, of August , 1957, by the follow-
ing vote, to -wit:
