AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA ADOPTING A PRECISE PLAN FOR CERTAIN
PROPERTY LOCATED ON THE NORTH SIDE OF GARVEY
AVENUE BETWEEN BARRANCA STREET AND WALNUT CREEK
WASH AND REZONING SAID PROPERTY.
The City Council of the City of West Covina does ordain as
follows:
SECTION 1 That certain Precise Plan No. 98 for the
development of the real property located on the north side of Garvey
Avenue between Barranca Street and Walnut Creek. Wash, hereinafter
• more particularly described, having been submitted to the Planning
Commission and to the City Council, and public hearings having been
held thereon after due and legal notice as required by law and by
ordinance, and it appearing to the City Council that the said pre-
cise plan complies with all applicable ordinances and regulations
and is for the public welfare, the said precise plan is hereby
adopted as an Official Precise Plan for the property described in
Section 3 hereof.
SECTION 2. The City Council does hereby find, determine
and declare that the following change of zone was duly initiated,
that notice of hearing thereon was duly given and published, that
public hearings thereon were duly held by the Planning Commission
and City Council, and that the public convenience and necessity and
the general welfare require that the following changes and amendments
be made.
SECTION 3. Ordinance No. 325, passed and approved the 28th
day of June, 1954, Ordinance No. 410, passed and approved the 8th day
of August, 1955, and the Official Zoning -Map referred to therein, are
hereby amended to change from its existing zone classification to
Zone C-2 that certain real property described as follows, to -wit:
Those portions of Lots 5, 6, 7, in Block 25 of Phillips
Tract in the City of West Covina, County of Los Angeles,
• State of California, as per map recorded in Book 9,
Pages 3 and 4 of Miscellaneous Records in the Office of
the County Recorder of said County, described as follows:
Beginning at a point in a line which is parallel with, and
40 feet northerly, measured at right angles, from the
southerly line of Arroyo Avenue as.per map of Tract No.
2371, recorded in Book 23, Pages 98 and 99 of Maps in the
Office of said Recorder, distant South 880 561 50" East
thereon 175 feet from the center line of Barranca.Street
as shown on said Tract No. 2371; thence North 100 50'
West 162.33 feet; thence North 70 301 East 192.37 feet;
thence North 340 501 East 188.80 feet to a point in the

southerly line of the reservoir property described in
the first part of Parcel 2 in a deed to Lillian Smith
McClain, recorded in Book 3174, page 207 of Official
Records of said County Recorder, distant westerly thereon
63.91 feet from the southeast corner thereof; thence
parallel with said east line of said reservoir property
northerly 112 feet; thence parallel with the northerly
line of said Lot 5 North 890 06' 20" West 243.09 feet
to the westerly line of said Lot 5;.thence northerly along
the westerly line of said Lot 5, a distance of 24.00 feet
to the northwesterly corner of said Lot 5; thence along
the northerly lines of said Lots 5, 6, and 7 South 89'
• 061 20" East to the northeasterly corner of said Lot 7;
thence.along the easterly line of said Lot 7, south
0° 131 15" East to said first described parallel line;
thence westerly along said first described parallel line
to the point of beginning.
EXCEPTING therefrom any portion thereof lying within
the public streets of Garvey Avenue and the San Ber-
nardino Freeway.
EXCEPTING ALSO therefrom any portion of said Lot 7 lying
southeasterly of the northwesterly line of the 130-foot
wide right of way of the Los Angeles County Flood Control
District as per Book. 45401, page 283 of Deeds in the
office of said County Recorder.
SECTION 4. The City Clerk shall certify to the passage
of this ordinance and shall publish the same as required by law.

do hereby certify that the above Ordinance No. 538 was regularly
introduced and placed upon its first reading at a regular meeting of
the City Council on the 8£h,1 day of July, 1957. That, thereafter,
said ordinance was duly - op ed and passed at a regular meeting of the
City Council on the 22nd day of July 1957, by the following vote,
to -wit.
