AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF
WEST COVINA ADOPTING A PRECISE PLAN FOR THE
DEVELOPMENT OF CERTAIN PROPERTIES IN SAID CITY,
PURSUANT TO THE PROVISIONS OF ORDINANCE NO. 147
OF THE CITY OF WEST COVINA, AND AMENDING SAID
ORDINANCE NO. 147 (Granada Development Company).
The City Council of the City of West Covina does ordain as
follows:
SECTION 1. That certain Precise Plan No. 97 for the develop-
ment of the real property hereinafter more particularly defined and des-
cribed, heretofore approved by the Planning Commission and by the City
Council, after giving notice and conducting hearings as provided by law
and by ordinance, is hereby adopted as an Official Precise Plan under
and pursuant to the provisions of Ordinance No. 147 of the City of West
Covina, for the area described in Section 2 hereof, subject to the
following conditions:
(1) That the development.of the property conform to
all those requirements shown in Ordinance No. 456.
.(2) That the development of the property at the
southwest corner of Barranca Street and Workman Avenue shall
conform to all the conditions attached to the approval of
Zone Variance No. 178 (Car Wash).
SECTION 2. That Ordinance No. 147 of the City of West Covina,
known as the Zoning Ordinance, adopted January 21, 1948, as amended, be
and the same is hereby amended by the addition thereto and as a part of
the Zoning Map of the City of West Covina, the following:
The hereinafter described real property, to -wit:
PARCEL NO. 1. The east 288 feet of the south 200 feet
of Lot ock 26 of the Phillips Tract, in the Rancho
La Puente, as shown on Map recorded in Book 9, pages 3
• and 4 of Miscellaneous Records, Records of the County
of Los Angeles, State of California;
PARCEL NO. 2. That portion of Lot 5, Block 26 of the
Phillips Tract in Rancho La Puente, City of West Covina,
Los Angeles County, California; as per.map recorded in
Book 9, Pages 3 and 4, M.R. of the County Recorder
described as follows: .
Beginning at the intersection of the east line of said line
of said-.lot--.and--thenorth- line ,-of ,Garvey ..Avenue, 157 feet
wide, westerly along said north line 122.06 feet; thence
N 3°�081 50" W 85.99 feet to the point of true beginning.

Thence N 3° 08' 30" W 255.88 feet to the beginning of a
tangent curve concave to the East radius equal to 598.69
feet; thence along said curve 71.34 feet; thence leaving
N 890,051 5Q'z"021.17 feet; thence S 000 04, 11" E 175.97
feet'to the -beginning of a tangent curve concave to the
east radius equal to 158.00 feet; thence along said curve
233.68 feet to the beginnin of a tangent curve concave to
the north radius equal to 3942.97 feet; thence along said
curve 85.00 feet; thence leaving N 30 55' 21" E 10.00 feet
thence S 86' 31' 29" E 5.53 feet to the,point of true
beginning. Containing 2.106 acres more or less;
be and the same is hereby excepted from the particular zone in which
such real property has otherwise been placed and designated by the
provisions of -said ordinance, and all such real property and territory
is hereby reclassified and established as a part of Zone C-2, under
the provisions of said Ordinance No. 147, as amended, subject, however,
to all of the conditions hereinbefore enumerated.
SECTION 3. The City Clerk shall certify to the passage of
this ordinance and shall publish the same as required by law.
