Ordinance - 522ORDINANCE NO.522 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF NEST COVINA, CALIFORNIA, RECLASSIFYING CERTAIN REAL PROPERTY IN SAID CITY -BOUNDED BY SUNSET AVENUE, THE.PROPOSED EXTENSION OF CAMERON AVENUE, ORANGE AVENUE AND THE PROPOSED EXTENSION OF SERVICE AVENUE, FROM ZONE R-A, POTENTIAL C-2 TO ZONE R-A, POTENTIAL C-R, UNDER THE PROVISIONS. OF. ORDINANCE NO.147. THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS: SECTION 1. That after duly advertised public hearings . by and before the City Planning Commission and the City Council, as required by law, Ordinance No.147 of the City of West Covina, entitled "AN ORDINANCE ESTABLISHING.ZONES IN THE CITY OF WEST COVINA, AND TTHEREIN REGULATING THE USE OF LAND, HEIGHT OF BUILD- INGS AND YARD SPACES; ADOPTING A MAP SHOWING THE BOUNDARIES OF SAID ZONES; DEFINING THE TERMS USED IN THIS ORDINANCE; PROVIDING FOR ITS ADJUSTMENT, AMENDMENT AND ENFORCEMENT; PRESCRIBING PENALTIES FOR VIOLATIONS AND REPEALING ORDINANCES OR PORTIONS OF ORDINANCES IN CONFLICTT THERE6�.TITII", adopted February 5, 1948, as amended, and the Zoning Map therein referred to, be and the same are hereby amended by adding thereto, as a part of the zoning map of the City of West Covina the following: PARCEL "A" • That portion of Lot 122 of E.J.Baldwint s �_th Subdivision of a part of the Rancho La Puente, in the City of West Covina, County of Los Angeles, State of California, as shown on map recorded in Book 8,.page 186 of Maps, in the Office of the County Recorder of said County, described as follows: Commencing at the northwest corner of said Lot 122; thence along the north line of said Lot 122.and Lot 123 of E.J.Baldwin's 4th Subdivision., S 88056130" E, 997.10 feet.; thence at right angles to the north..line of said Lot 123, S 010 03130", W 20.00 feet, being the -1- most easterly corner of the land described as Parcel 5, in Notice of Action in Case No.632483 in the Superior Court in and for the County of Los Angeles, State of California, registered August 19, 1954, as Document No.13326-" in the Office of the Registrar of Titles of said County; thence following the southeasterly boundary of said parcel 5 as follows: westerly along a curve .concave southerly, having a radius of 4890.00 feet, tangent at said most easterly corner to a line bearing S 890 25t 13" W a distance of 523.74 feet; • along a tangent to said curve S 830 17t Ol't W 91.63 feet to the beginning of a tangent curve, concave southerly and having a radius of 4�40.56 feet; westerly along said last mentioned curve a distance of 197.22 feet to the beginning of a compound curve, concave southeasterly and having a radius of 408.00 feet; southwesterly along said last mentioned curve a distance of 231.32 feet; along a tangent to said last mentioned curve, S 480 151 l4f' Wi 162.56 feet to the beginning of a tangent curve,.concave north- westerly and having a radius of 88.00 feet; and southwesterly along said last mentioned curve, a distance of 34.52 feet to the TRUE POINT OF BEGINNING: Thence leaving the southeasterly boundary of said Parcel, easterly along a curve concave northerly, having a radius of 537.37 feet., from a radial which bears S 330 381 55" W, a distance of 234-90 feet to the point of tangency with a line which is also tangent to a curve concave southerly, having a radius of 537.34 feet and tangent at the most westerly corner of Lot 133 of E.J.Baldwint.s Subdivision with the southwesterly line.of said Lot 133; thence along said last described line, S 810 231 51" E, 377.35 feet to the beginning of said last described curve; thence • easterly along said last described curve, a distance of 312.12 feet to the southeasterly line of said lot 123;.thence along the southeasterly line of said Lot-122, S 410 531 W 910.00 feet more or less, to the southwesterly line of said Lot 122; thence along.said last mentioned southwesterly line, N 480 27t W, 927.36 feet to the northwesterly line of .said Lot.122; thence along the northwesterly line of said Lot 122; thence along the northwesterly line of said Lot 122, N 1I1.0531 E, 462.58 feet, more or less, to the most westerly - corner of said Parcel 5; thence along said southeasterly boundary of Parcel 5, N 860 53t 47" E, 28.28 feet, more or less, to the end of_the curve in said boundary des- cribed as being concave northerly and having a radius of 88 feet; thence easterly along said last mentioned curve -a distance of 93.95 feet to the TRUE POINT OF BEGINNING. -2- • 0 PARCEL "B" That portion of Lot 132 of E.J.Baldwinls Fourth Subdivision of the Rancho La Puente in -the City of West Covina, County of Los.Angeles, State of California, as per map recorded in Book 8, page i86 of Naps in the Office of the County Recorder of said County, described as follows: Parcel 1. Beginning at the most easterly corner of said Lot 132, thence S 410 531 west along the southeasterly line of said lot a distance of 398.916 feet, more or less, to the northeasterly line of the southwesterly 511.084 feet of.said lot 132; thence N 480 07t west along the said northeasterly line of the southwesterly 511.084 feet of said lot 132 a distance of 927.36 feet more or less to the,northwesterly line of said lot 132; thence N 410 531 East, along the northwesterly line of said lot 132,..398.92 feet to the most northerly corner of said lot 132; thence S 480 071 E, along the northeasterly line of said Lot.132, a distance of 927.36 feet to the point of beginning, and; Parcel 2. BEGINNING at the intersection of the southeasterly line of said Lot 132 with a line parallel with and 80.00 feet northeasterly, at right angles, from the southwesterly line of said Lot 132; thence N 480 061 40" W along said parallel line_a distance of 340.12 feet to the north- westerly line of the easement for Walnut Creek Wash (75.00 feet wide) as described in deed to the Los Angeles County Flood Control District registered June..15, 1931 as document No.206729, in the office of the Registrar of said County, and as recited in a memorial on Certifi- cate of Title No. JD-82761 in said Office of the Registrar of Titles, being the TRUE POINT OF BEGINNING for this description; thence continuing,N 480 061 40" W along said parallel line a distance of 586,.92 feet -to the north- westerly line of said Lot 132; thence N 410 531 E alon said northwesterly line of Lot 132 a distance of 431.094 feet to the northeasterly line of the southwesterly 511.084 feet of said Lot 132; thence S 480 061 E along said north- easterly line.a distance of 886.04 feet to the said northwesterly line of the easement for Walnut Creek Wash; thence ,S 760 38t 3811 W along said northwesterly line.of the easement for Walnut Creek Wash, a distance of 524.69 feet to the true point of beginning. -3- be and the same is hereby excepted from the particular zone in which such real property has otherwise been placed and designated by the provisions of this Ordinance, as amended, and all such property and territory is hereby reclassified from Zone R-A, Potential C-2, in accordance with the provisions of said Ordinance No-147, as amended, so as to establish the same as a part of Zone R-A, Potential C-R, said Zoning Map being hereby amended to conform to the foregoing reclassification. SECTION 2. The City Clerk shall certify to the adoption of this Ordinance, and prior to the expiration of fifteen (15) days from the passage thereof, shall cause the same to be pub- lished once in the West Covina Tribune, a newspaper of general circulation published and circulated in the City of West Covina, and thirty (30) days from and after the final passage thereof said Ordinance shall take effect and be in force.
