AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF U1EST COVINA,
CALIFORNIA, ADOPTING:"_A., REVISED. PRECISE PLAN FOR THE, DEVELOPKENT
OP .. CER.TAIN PROPERTIES IN SAID _CITY, . PURSUANT _TO THE PROVISIONS,
OF ORDINANCE NO.147 OF.THE CITY.OP WEST COVINA, AND AMENDING
SAID ORDINANCE NO.147.(Broadwell & Hunter),
THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. WHEREAS, the City Planning Commission of
the City of West Covina has considered a certain revised precise
• plan, to wit: Precise Plan No.13 (Revised), for the development
of the area located at 957 South Glendora Avenue near Vine Avenue
to encourage the proper utilisation of such properties; and
WHEREAS, the said Planning Commission did on December 19,
1956, conduct a duly advertised public hearing as prescribed by
law and duly considered said revised precise plan; and
WHEREAS, by Resolution No.U1l9 the said Planning Commission
on December 19, 1956, approved said revised plan and recommended
to the City Council the adoption thereof, subject to the conditions
hereinafter enumerated; and
WHEREAS, the City Council of the City of West Covina did
on January 141 1957, hold and conduct a duly advertised public
• hearing as prescribed by law and considered said revised precise
plan thereat and duly adopted said plan, subject to the stipulations
hereinafter enumerated:
NOW, THEREFORE, the City Council of the City of West Covina
does ordain as follows: That that certain Precise Plan No.13
(Revised) for the development of the real property hereinafter
more particularly defined and described, heretofore approved by

the City Planning Commission and by the City Council as afore-
said, be and the same is hereby adopted as an Official Precise
Plan, under and pursuant to the provisions of Ordinance No.147
of the City of West Covina, for the area hereinafter specifically
described, subject to the following conditions:
1. That all street improvements outlined in Section 49,
Ordinance No.225, including utilities, be installed accordingly
and meet the approval of the City Engineer. This to include
street lights, sidewalks and sanitary sewers.
2. That, all necessary or required street widening of
Glendora Avenue and Robinson Avenue shall be deeded to the City of
?Jest Covina.
3. That all buildings and signs not exceed one story
in height.
4. That all exterior lighting be installed and maintained
in a manner eliminating any nuisance to adjacent residential
property.
5. That adequate water supply and fire protection be
provided as required by Ordinance No.237 and Ordinance No.451.
6. That all excavating and grading work conform to the
provisions of Ordinance No.384-
7. That all bonds, fees and deposits for improvements: -
be posted before building permits are issued.
8. That a 6-foot masonry wall be constructed along the
northerly property line and along the southeast line of the
R-3 property, provided however, that access openings may be allowed

to the alley from said property.
9. That suitable landscaping be provided within the
parking area.
That Ordinance No.147 of the City of West Covina, known
as the Zoning Ordinance, adopted January 21, 1948, as amended,
be and the same is hereby amended by adding thereto and as apart
• .of the Zoning Hap of the City of West Covina, the following:
The hereinafter, described real property, to brit:
Lot No.163 of E.J.Baldwin's Fourth Subdivision in
the Rancho La Puente, City of West Covina._, County
of Los Angeles., State of California, as per maps,
Book 8, pages 186 and 187 of flaps, except therefrom
the southwesterly.232.97 feet thereof and the
northerly 366073 feet thereof
be and the same is hereby excepted from the particular zone in
which such real property has otherwise been placed and designated
by the provisions of this Ordinance, and all such real property
and territory is hereby reclassified and established as a part of
Zone C-1, under the provisions of said Ordinance No.147, as
amended, subject, however, to all of the conditions hereinbefore
enumerated.
• SECTION 2. Ths City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15)
days from the passage thereof, shall cause the same to be published
once in; -the West Covina Tribune, a newspaper of general circulation
published and circulated in the City of West Covina, and thirty

(30) days from and 'after the final passage thereof said Ordinance
shall take effect and be in force.

I HEREBY CERTIFY that the foregoing Ordinance was adopted
at a regular meeting of the City Council of the City of West
Covina, held on the llth.day of February., 1957, by the affirmative
vote of at least three Councilmen, to wit:
