Ordinance - 507ORDINANCE NO.507 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA, CALIFORNIA, RECIASSIFYING CERTAIN PROPERTIES IN SAID CITY, PURSUANT -TO THE.PROVISIONS OF.ORDINANCE NO.147 OF THE CITY OF a- WEST COVINA , . AND AMENDING ORDINANCE NO.147 ( Tenmen ).. THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS: SECTION 1. WHEREAS, Ordinance No.147 of the City of West Covina, known as the Zoning Ordinance, classifies certain properties described as follows: • All of Lot 15 of Tract No.2371, in the City of 'Nest Covina, County of Los Angeles, State of California, as shown -on map recorded in Book 232 Pages 98 and 99 of Maps, on file in the office of the County Recorder of said County, EXCEPTING THEREFROM that portion described as follows:.. Beginning at the most easterly corner of said lot; thence south 26° 041 west 90.00 feet aloni the south- easterly line of said lot; thence north 2 591 1311 west 102.96 feet, to a point in the northeasterly line -of said lot, distant north 630 56, west 50.00 feet, from the point of beginning; thence south 630 561 east 50.00 feet, along said northeasterly line, to the -point of beginning, and that portion of Lot 16 of said Tract No. 2371, described as follows: The easterly 820.12 feet, as measured along the northerly line of said lot of the northerly 328.66 feet, measured at right angles. in the City of 'West Covina, as R-1, Area District III, as defined by the provisions of said Ordinance No.147; and WHEREAS, the Planning Commission of the City of West Covina has considered the reclassification of the above described area to encourage the proper utilization of such properties;.and 30MREAS, the said Planning Commission did conduct duly advertised public hearings as prescribed by law and duly considered said reclassification; and WHEREAS, the City Council of the City of West Covina did on November 13, 19569 hold and conduct a duly advertised public -1- hearing as prescribed by law and considered said proposed reclassification thereat and duly adopted said reclassification, subject to the stipulations hereinafter enumerated: NOW, THEREFORE, the City Council of the .City of -West Covina does ordain as follows: That Ordinance No.147 of the City of West Covina, known • as the Zoning Ordinance, originally adopted January 21, 1948, as amended, and the Zoning Map which is included therein and is a part thereof, be and the same is hereby amended by adding thereto, as a part of the Zoning Map of the City of West Covina the herein - above described real property, which is hereby excepted from the particular zone in which said property has otherwise been placed and designated by the provisions of said Ordinance No.147 and all such real property is hereby reclassified so as to establish said real property as a part of Zone R-1, ,Area District IV, under the provisions of said Ordinance No.147. That the reclassification hereinabove provided is subject to the right of the owner or owners of said real, property to proceed with the development thereof in accordance with the approval here- tofore granted of the tentative subdivision Map of Tract No.21014 relating to said real property. SECTION 2. The City Clerk shall certify to the adoption of this Ordinance, and prior to the expiration of fifteen (15) days from the passage thereof, shall cause the same to be published once in the West Covina Tribune, a newspaper of general circulation -2- L] published and circulated in the City of West Covina, and thirty (30) days from and after the final passage thereof said Ordinance shall take effect and be in force. ,ATTEST: City clerk I HEREBY CERTIFY that the foregoing Ordinance was adopted at a regular meeting of the City Council of the City of West Covina, held on the loth day of "December, 1956, by the affirmative vote of at least three Councilmen, to wit: AYES: Councilmen VERNON R.
