AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA,
CALIFORNIA, ADOPTING A.PRECISE PLAN FOR THE DEVELOPMENT OF CERTAIN
PROPERTIES IN.SAID CITY, PURSUANT TO THE.PROVISIONS OF.ORDINANCE
NO.147.OF THE CITY OF -WEST COVINA,.AND.AMENDING.SAID ORDINANCE
NO.147 (Adsit).
THE CITY COUNCIL OF THE CITY OF' WEST COVINA .DOES ORDAIN AS FOLLOWS:
SECTION 1. WHEREAS, Ordinance No.147 of the City of 'West
Covina, known as the Zoning Ordinance, classifies certain properrties
in the City of "West Covina, described as the area located on the
northwest side of Glendora Avenue between Garvey Avenue and State
Street as potential Zone C-3; and
WHEREAS, the City Planning Commission of the City of West
Covina has caused to be prepared a precise plan, to wit: Precise Plan
No.96 (1405), for the development of the above described area to
encourage the proper utilization of such properties; and
'WHEREAS, the said Planning Commission did on September 5, 1956,
conduct a duly advertised public hearing as prescribed by law and
duly considered said precise plan; and
WHEREAS, by Resolution No.418 the said Planning Commission on
September 5, 19569 considered said plan and recommended to the City
Council the adoption thereof, subject to the conditions hereinafter
enumerated; and
WHEREAS, the City Council of the City of West Covina did on
October 8, 1956, hold and conduct a duly advertised public hearing as
prescribed by law and considered said precise plan thereat and duly
adopted said plan, subject to the stipulations hereinafter enumerated:
NOW,THEREFORE, the City Council of the City of West Covina does
ordain as follows: That that certain Precise Plan No.96 (1405) for
the development of the real property hereinafter more particularly

defined and described, in the City of West Covina, heretofore
'considered by the City Planning Commission and by the City Council
as aforesaid, be and the same is hereby adopted as an Official
Precise Plan, under and pursuant to the provisions of Ordinance
No.147 of the City of West Covina, for the area hereinafter speci-
fically described, subject to the following conditions:
• 1. That all street improvements outlined in Section 49 of
Ordinance No.225' including utilities, be installed accordingly
and meet the approval of the City Engineer. This to include street
lights and sidewalks.
2. That all necessary street widening of Glendora Avenue
and Service Road along Glendora Avenue shall be deeded to the City
of West Covina.
3. That adequate water supply and fire protection be provided
as required by Ordinance No.237 and Ordinance No.451.
4. That all bonds, fees and deposits for improvements be
posted before building permits are issued.
5. That the existing residential dwelling unit be removed
or demolished. That the use of the "existing building" shown on
• Precise Flan be subject to the approval of the Fire and Building
Departments and conform to all applicable codes and ordinances of
the City.
That Ordinance No.147 of the City of West Covina, known -as -,the
Zoning Ordinance, adopted January 21, 1948, as amended, be and the
same is hereby amended by adding thereto and as a part of the Zoning
Map of the City of West Covina, the following:

The hereinafter described real property, to wit:
PARCEL I:
That portion of Lot 169 of E.J.Baldwin►s Fourth Subdivision
of a part of the -Rancho La Puente, as per map recorded in
Book 81 Page 186 of Maps, in the office of the County Recorder
of said County, described as follows:
Beginning at a point in the southeasterly line of said Lot
169 in the Northwesterly line of Glendora Avenue, distant
South 440 401 30►►West 703.16 feet from the most easterly
corner of said Lot 169; thence North 440 401 3011 East along
• said southeasterly line, 60.13 feet; thence North 47' 581 30m
West 250 feet; thence South 440 40' 301€West parallel with
the southeasterly line, 60.13 feet; thence South 470 58' 3011
East 250 feet to the point of beginning.
PARCEL II:
That portion of Lot 169 of E.J.Baldwin►s Fourth Subdivision
of.a part.of Rancho La Puente, in.the City of West Covina,
as per map recorded in Book 89 Page 186 of Maps,, in the office
of the County Recorder of said County,described as follows:
Beginning at a point in the southeasterly line of said Lot
169 in the northwesterly line of Glendora Avenue distant
South 440 401 30" West 643.03 feet from the most easterly
corner of said Lot 169; thence North 440 40' 30►► East along
the southeasterly 1ine,.65 feet; thence North 470 581 301►
WWest 250 feet; thence South 440 401 301► West parallel with
said southeasterly line, 65 feet; thence South 470 58' 301r
East 250 feet to the point of beginning.
be and the same is hereby excepted from the particular zone in which
such real property has otherwise been placed and designated by the
. provisions of this Ordinance, and all such real property and territory
is hereby reclassified and established as a part of Zone C-3, under
the provisions of said Ordinance No.147, as amended, subject, however,
to all of the conditions hereinbefore enumerated.
SECTION 2. The City Clerk shall certify to the adoption of
this Ordinance, and prior to the expiration of fifteen (15) days from
the passage thereof, shall cause the same to be published once in the
West Covina Tribune, a newspaper of general circulation published and

circulated in the City of `Nest Covina, and thirty (30) days from
and after the final passage thereof said Ordinance shall take
effect and be in force.

I HEREBY CERTIFY that the foregoing Ordinance was adopted
at a regular meeting of the City Council of the City of West Covina,
held on the_ 13th day of November, 1956, by the affirmative vote
of at least three Councilmen, to wit:
