Ordinance - 457ORDINANCE NO.457 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA, CALIFORNIA, ADOPTING A . PRECISE PLAN FOR THE DEVELOPMENT OF CERTAIN PROPERTIES IN SAID CITY, PURSUANT TO THE PROVISIONS OF ORDINANCE NO.147 OF THE CITY OF WEST COVINA, AND AMENDING SAID ORDINANCE NO.147 (Boyle,Hoyle,Peterson & Ebbutt). THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS: SECTION 1. WHEREAS, Ordinance No.147 of the City of West Covina, known as the Zoning Ordinance, classifies certain properties in the City of West Covina, described as the area located on the southeast side of Glendora Avenue between Vine Avenue and Westcove Place as potential Zone R-P; and WHEREAS, the City Planning Commission of the City of West Covina has caused to be prepared a precise plan, to wit: Precise Plan No.66 (1405), for the development of the above described area to encourage the proper utilization of such properties; and WHEREAS, the said Planning Commission did on January 4, 1956, conduct a duly advertised public hearing as prescribed by law and duly considered said precise plan; and WHEREAS, by Resolution No.326 the said Planning Commission on January 14, 1956, approved said plan and recommended to the City Council the adoption thereof, subject to the conditions hereinafter • enumerated; and rgHERrrAS, the City Council of the City of West Covina did on January 30, 1956, hold and conduct a duly advertised public hearing as prescribed by law and considered said precise plan thereat and duly adopted said plan, subject to the stipulations hereinafter enumerated: NOW, THERM+ORE, the City Council of the City of West Covina does ordain as follows: That that certain Precise Plan No.66 (1405) -1- for the development of the real property hereinafter more parti- cularly defined and described, in the City of West Covina, hereto- fore approved and'adopted by the City Planning Commission and by the City Council as aforesaid, be and the same is hereby adopted as an Official Prbcise Plan, under and pursuant to the provisions of Ordinance No.147 of the City of West Covina, for the areas hereinafter specifically described, subject to the following con- ditions: (1) That all street improvements outlined in Section 49 of Ordinance No.225, including utilities, be installed accordingly and meet the approval of the City Engineer. This to include street lights, sidewalks and sanitary sewers. (2) That adequate water supply and fire protection be provided in conformity with applicable ordinances. (3) That all bonds, fees and deposits be posted before building permits are issued. (4) That the disposition of the existing buildings be first indicated and resolved to the satisfaction of the City Engineer. • That Ordinance No.147 of the City of West Covina, known as the Zoning Ordinance, adopted January 21, 1948, as amended, be and the same is hereby amended by adding thereto and as a part of the Zoning Map of the City of West Covina, the following: The hereinafter described real property,to wit: Lots 34 and 35 of Tract No.14681 as per Maps recorded in Book 310,.pages.15 and 16 of daps, recorded in the.off ice of the County Recorder, County of Los Angeles, California. -2- be and the same is hereby excepted from the particular zone in which such real property has otherwise been placed and designated by the provisions of this ordinance, and all such real property and territory is hereby reclassified and established as a part of Zone R-P, under the provisions of said Ordinance No.147, as amended, subject, however, to all of the conditions hereinbefore enumerated. SECTION 2. The City Clerk shall certify to the adoption of this Ordinance, and prior to the expiration of fifteen (15) days from the passage thereof, shall cause the same to be published once in the West Covina Tribune, a newspaper of general circulation published and circulated in the City of West Covina, and thirty (30) days from and after the final passage thereof said Ordinance shall take effect and be in force.
