AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA, CALIF-
ORNIA, AMENDING SECTION 1 OF ORDINANCE NO.448 OF THE CITY OF WEST
COVINA, ADOPTING A PRECISE PLAN AND AMENDING ORDINANCE NO.147 OF
SAID CITY (Babson & Associates).
THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. That Section 1 of Ordinance No.448 of the
City of West Covina., entitled "AN ORDINANCE OF THE CITY COUNCIL OF
THE CITY OF WEST COVINA, CALIFORNIA, ADOPTING A PRECISE PLAN FOR
Is THE DEVELOPMENT OF CERTAIN PROPERTIES IN SAID CITY, PURSUANT TO
SECTION 14 OF ORDINANCE NO.147 OF THE CITY OF WEST COVINA, AND AMEND-
ING SAID ORDINANCE NO.147 (Babson & Associa-tes)", adopted December
199 1955, be and the same is hereby amended so as to read as follows:
"SECTION 1. :WHEREAS, Ordinance No.147 of the City of
West Covina, known as the Zoning Ordinance, as amended,
classifies certain properties described as the area located
on the north side of Badillo Street between Orange Avenue
and Puente Avenue, in -the City of West Covina, as Zone C-2,
as defined by the provisions of said Ordinance No.147, as
amended by Ordinance No.325 of the City of West Covina; and
WHEREAS, the City Planning Commission of the City of
West Covina, has considered a precise plan for the development
of'the above described area. to encourage the proper utiliza-
tion of such properties; and
WHEREAS, the said Planning Commission did on November 2,
1955, conduct a duly advertised public hearing as prescribed
by law and duly considered the application of Lee Mossberg
• for a reclassification in the zoning of said property in
accordance with said precise plan; and
WHEREAS, by appropriate resolutions the said Planning
Commission recommended to the City Council the approval of
said requested reclassification; and
WHEREAS, the City Council of the City of West Covina.,
pursuant to law, held and conducted a duly advertised public
hearing and considered said application for a reclassification
in relation to the precise plan heretofore submitted therefor,
and duly approved said reclassification, subject to the
stipulations hereinafter enumerated:

NOW, THER&ORE, the City Council of the City of.
West Covina does ordain as follows: That that certain
precise plan and reclassification hereinabove described
for the development of:the real property as aforementioned,
in the City of West Covina, heretofore approved as afore-
said by the City Planning Commission, be and the same are
hereby approved, under and pursuant to the provisions of
Ordinance No.147 of the City of West Covina, as amended,
for the areas hereinafter specifically described, subject
to the following conditions;
• 1. That the proposed development conform to the
adopted Precise Plan for the area., and to all the conditions
attached thereto.
2. That sanitary sewers be provided in accordance with
applicable ordinances.
3. That the proposed development conform to the require-
ments of Ordinance No.384 of the City of West Covina,
That Section 8 of Ordinance No.147 of the City of West
Covina,, known as the Zoning Ordinance, adopted January 21,
1948, be and the same is hereby amended by adding thereto, as
a part of the Zoning Map of the City of West Covina, the
following;
The hereinafter described real property,to wit:
PARCEL 1. That portion of Lot 13 of the Eugene
Riggin's Subdivision of the -Hathaway Tract in the
City of West Covina,, County of Los Angeles, State
of:' California:, as per map recorded in Book 53,
page 37 of Miscellaneous Records in the office of
,the County Recorder of said County described as
follows:
That portion of said Lot 13, lying Southerly
of the South line of Tract No.16911 as per map
recorded in Book 474 pages 12 and 13 of Maps in
the office of the County Recorder of said County.
EXCEPTING therefrom those portions lying within
the boundaries of Orange Avenue, 60 feet wide, and
the Pacific Electric right-of-way, abandoned, now
Ba.dillo Street, 80 feet wide, as shown on Map of
said Tract No..16911.
PARCEL 2. Lots 1, 21 39 4 and,5 of said Tract No.
16911. it

be and the same is hereby excepted from the particular
zone in which said real property has otherwise been
placed and designated by the provisions of said Ordi-
nance No.147, as amended, and all such real property
and territory is hereby reclassified so as.to establish
said.,property and territory as a part of Zone C-1,
under the provisions of said Ordinance No.147, subject,
however, to the conditions hereinbef ore enumerated,
being a, part of the approved Precise Plan herein des-
cribed. of
SECTION 2. The City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15) days
from the passage thereof, sha.11 cause the same to be published once
in the West Covina: Tribune, a newspaper of general circulation
published and circulated in the City of West Covina, and thirty (30)
days from and after the final passage thereof said Ordinance shall
take effect and be in force.

I HEREBY CERTIFY that the foregoing Ordinance was adopted
at a regular meeting of'the City Council of the City of West Covina,
held on the 23rd day of January, 1956, by the affirmative vote of at
least three Councilmen, to wit:
