AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA,CALIF-
OIA , AMENDING SECTION 1 OF ORDINANCE NO.423 OF THE CITY OF WEST
COVINA, ADOPTING A PRECISE PLAN AND AMENDING ORDINANCL NO.147 OF
SAID CITY (Gordon).
THE CITY COUNCIL OF THE CITY OF NEST COVINA DOE1S ORDAIN AS FOLLOWS:
SECTION 1. That Section 1 of Ordinance No.423 of the City of
West Covina, entitled "AN ORDINANCJ OF THE CITY COUNCIL OF THE, CITY
i OF WEST COVINA, CALIFORNIA, ADOPTING A PRECISE PLAN FOR THE DE'VELOPKENT
OF C"MTAIN PROPMTI-ES IN SAID CITY, PURSUANT TO SECTION 14 OF ORDINANCE
NO.147 OF THE CITY OF WEST COVINA, AND ANENDING SAID ORDINANCE NO.147
(Gordon)", adopted September 12, 1955, be and the same is hereby amended
so as to read. as follows:
"Section 1. WHEREAS, Ordinance No.147 of the City of West
Covina; n wn as the Zoning Ordinance, as amended, classifies
certain properties described as the area located on the westerly
side of Orange Avenue between the Freeway Underpass and Frontage
Road, as Gone R-A, with potential Zone C-1 classification, as
defined by the provisions of said Ordinance No.147, as amended,
by Ordinance No.325 of the City of West Covina and
WHEREAS, the City Planning Commission of the City of West
Covina has considered a precise plan for the development of
the above described area to encourage the ,proper utilization of
such properties; and
INIER-EA5 , the said Planning Commission did on June 6, 19559
and June 29, 1955, conduct a duly advertised public hearing as
prescribed by law and. duly considered the application of F. H.
Gordon for a reclassification in the zoning of said property
under said precise plan; and
KHMi AS, by Resolutions Nos.269 and 270 the said Planning
Commission recommended to the City Council the approval of the
said plan and request reclassification; and
WHERE -AS, the City Council of the City of ?-Nest Covina, pur-
suant to law, held and conducted a duly advertised. public hearing
and considered the said application for a. reclassification in
relation to the precise plan submitted concurrently therewith,
and duly approved said reclassification, subject to the stipulations
hereinafter enumerated:

NOW,THL"REFORE, the City Council of the City of West Covina
does ordain as follows: That that certain precise plan and
reclassification hereinabove described for the development of
the real property as aforementioned, in the City of West Covina,
heretofore approved as aforesaid by the City Planning Conunission,
be and the same is hereby approved, under and pursuant to the
provisions of Ordinance No.147 of the City of West Covina, as
amended, for the areas hereinafter specifically described, subject
to the following conditions:
• (1) That all street improvements outlined in Section 49 of
Ordinance.No.225, including utilities., be installed accordingly
and. meet the approval of the City Engineer. This to include
street lights and sidewalks.
(2) That the precise plan conform to the proposed right-of-
way of the Division of Highways.
(3) Tha,t buildings not exceed one story in height.
(4) That all signs be limited to one story in height.
(5) Tha,t adequate water supply and fire protection be provided
as required by Ordinance No.237.
(6) ThaA all bonds, fees and deposits for improvements be
posted before building permits are issued.
(7) Tha,t a Plot Ulan for R-3 area. be submitted for approval
by the Planning Commission before building permits for said R-3
area are issued.
That Section 8 of Ordinance N0.147 of the City of West Covina,
known a.s the Zoning Ordinance, adopted January 21, 1948, be and
the same is hereby amended by adding thereto, as a part of the
Zoning Map of the City of West Covina., the following:
The hereinafter described real property, to wit:
That portion of Lot 112 of E.J.Baldwin's Fourth Subdivision
of the Rancho La Puente, in the City of West Covina,County of
Los Angeles, State of California, as per map recorded in Book 8
• Page 186 of Maps in the office of the County Recorder of said
County, described a,s follows:
Beginning at a point in the southeasterly line of said Lot
112, distant North 410 541 4011 East 1587.04 feet from the most
southerly.corner of Lot 111 of said E.J.Bald.win's Fourth Sub-
division; thence North 480 071 40" West 270 feet; thence
parallel with the southeasterly line of said Lot 112 North 410
531 4011 East 232.46 feet to the northeasterly line of said Lot
112; thence along said northeasterly line South 480101 101,
East 270 feet to the most easterly corner of said Lot 112;
thence along said southeasterly line South 410 531 4011 West
232.46.feet.to the point of beginning.

of California by deeds recorded on September 13,19409 as
instrument No.1124 in Book 17828 page 165 of Official Records
of said County and on July 10, 1953 as instrument No.3158
in Book 42186 page 308 of said Official Records
be and the same is hereby excepted from the particular zone in which
said real property has otherwise been placed and designated by the
provisions of said Ordinance No.1471 as amended, and all such real
property and territory is hereby reclassified so as to establish
said property and territory as a part of Zone C-1, under the provi-
sions of said Ordinance No.147, and the hereinafter described real
property, to wit:
That portion of Lot 112 of E.J.Baldwints Fourth Subdivision
of the Rancho La Puente, in the City of West Covina,County of
Los Angeles, State of California, as per map recorded in Book
8 page 186 of baps in the office of the County Recorder of said
County, described a.s follows:
Beginning at a point in the southeasterly line of said Lot
112, distant North 410 53, 40" East 1587.04 feet from the most
southerly corner of Lot 111 of said E.J.Baldwin's Fourth Sub-
division; thence North 480 071 4011 Vest 270 feet to the true
point of beginning for this description; thence continuing
North 480 071 4011 West 176.26 feet to a line which is parallel
with the southerly line of land acquired by the State of
California. in deed recorded in Book 17828 page 165 of Official
Records of said County, and passes through the most easterly
corner of said Tract No.12907, as per map recorded in Book 244
pages 16 and 17 of Maps, in the office of the.said County
Recorder; thence along said parallel line North 830 161 3511
East 161.97 feet to a line which is perpendicular to the
northeasterly line of said lot 112 and passes through a point
in said northeasterly line, distant North 480 10' 1011 West
340 feet from the most easterly corner of said Lot 112; thence
is northeasterly
410 491 5011 --Past 110.12 feet to said point in said
northeasterly line; thence along said northeasterly line South
480 101 10" East 70 feet; thence parallel to said southeasterly
line South-410 531 4011 West 232.46 feet to the point of
beginning.

SECTION 2.
The City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15) days
from the passage thereof, shall cause the
same to
be published
once
in the West Covina Tribune, a newspaper of
general
circulation
published
and circulated in the City of West Covina, and thirty (30) days from
and after the final passage thereof said Ordinance shall take effect
and be in force.
