Ordinance - 435ORDINANCE NO.435 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA, CALIFORNIA, ADOPTING A . PRECISE PLAN FOR THE DEVELOPMENT OF CERTAIN PROPERTIES IN SAID CITY, PURSUANT TO SECTION 14 OF ORDINANCE NO.147 OF THE CITY OF WEST COVINA, AND AME DING.SAID ORDINANCE NO.147. (E.L.Wood). THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS: SECTION 1. WHER AS, Ordinance No.147 of the City of West Covina, known as the Zoning Ordinance, as amended, classifies certain properties described as the area located on the southwest corner of Garvey Avenue and California Avenue, and more particularly described as: That portion of Lot 156 of E.J.Baldwints Fourth Subdivision of a. portion of the Rancho La Puente, in the City of West Covina, County of Los Angeles, State of California, as per map recorded in Book 8 Page 186 of Daps, in the office of the County Recorder of said County, lying southeasterly of a. line drawn from a point in the southwesterly line of said Lot 156, distant southeasterly518.86 feet from the most westerly corner of said Lot 156 to a point in the northerly line of said Lot 156,. distant easterly 685.68 feet from the northwesterly corner thereof as Zone C-1, as defined by the provisions of said Ordinance No.147, as amended by Ordinance No.325 of the City of West Covina; and MHEREAS, the City Planning Commission of the City of West • Covina has considered a revised precise plan for the development of the above described area to encourage the proper utilization of such properties; and WHEREAS, the said Planning Commission did on September 19,1955, conduct a duly advertised public hearing as prescribed by law and duly considered the application of -Eugene L. Wood and Louise E.Wood for a revision of said precise plan; and WHEREAS, by Resolution No.296 the said Planning Commission 1. described more particularly the areas included in said plan and recommended to the City Council the approval of the said revised plan; and "WHEREAS, the City Council of the City of West Covina, pursuant to law, held and conducted a duly advertised public hearing and . considered said application for approval of a revision of the precise plan submitted thereat, and duly approved said revised plan, subject to the stipulations hereinafter enumerated: NOW, THEREFORE, the City Council of the City of West Covina, does ordain as follows: That that certain precise plan hereinabove described for the development of the real property as aforementioned, in the City of West Covina, be and the same is hereby approved, under and pursuant to the provisions of Ordinance No.147 of the City of West Covina, as amended, for the areas hereinabove described, subject to the following conditions: 1. That all the provisions of Ordinance No.239 and Ordinance N0.384 be complied with. „. 2. That the parking layout conform to the provisions of • Ordinance No.325, and be subject to the approval of the Chief Building Inspector. 3. That the building be shifted 3 feet southeasterly. 4. That the exact location of the service station building and pump islands be subject to the approval of the Planning Department. 5. That the set -bask of the building from the south property line be dimensioned. 6. That before said Precise Plan be exercised all conditions herein enumerated shall be complied with. -2- • • SECTION 2. The City Clerk shall certify to the adoption of this Ordinance, and prior to the expiration of fifteen (15) days from the passage thereof, shall cause the same to be published once in the 'West Covina Tribune, a newspaper of general circulation published and circulated in the City of West Covina, and thirty (30) days from and after the final passage thereof said Ordinance shall take effect and be in force.
