AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA.,
CALIFORNIA., MKING A. CONDITIONAL VARIANCE TO CERTAIN PROVISIONS
OF ORDINANCE NO.147 OF SAID CITY, PURSUANT.TO SECTION 15 THEREOF
(Church of Jesus Christ of Latter Day Saints).
THE CITY COUNCIL OF THE CITY OF WEST COVINA. DOES ORDAIN A.S FOLLOWS
SECTION 1. The petition of _the Church of Jesus Christ of
Latter Day Saints having been filed in the office of the City
Planning Commission pursuant to Section 15 of Ordinance No.147 of
• the City of West Covina establishing zones or districts and regulating
therein the use of land, height of buildings and yard spaces,adopted
on the 21st day of January, 19489 asking that a variance be made
affecting the zone classification'of the property described in said
petition and setting forth the specific reasons therefor and the
circumstances in connection therewith, and recommendation having been
made by the Planning Commission, after appropriate public hearings,
to this Council, and a full investigation and consideration of the
facts having been made by this Council through duly advertised
public hearing pertinent to such petition; the Council determines
that there are exceptional or extraordinary circumstances or conditions
applicable to the property involved and to the intended use thereof
that do not generally apply to the property or classes of uses in
• the same zone or district in which said property is located, and
that the granting of said petition will not be inconsistent with the
general purposes of Ordinance No.147;
This Council, therefore, grants a variance from the provisions
of said Ordinance No.147, but only so far as such variance is necessary
to permit the following described real property, to wit:

That portion of Lot 167 of E.J.Baldwin's
Fourth Subdivision of part of.Rancho La Puente,
in the City of West Covina, as per map recorded
in Book 8, Page 186 of daps in the office of
the County Recorder of Los Angeles County,
California, described as follows:
Beginning at the most easterly corner of said
Lot 167- thence South 420 411 3011 West along
the southeasterly line of said Lot, 501.79 feet
to the true point of beginning, thence North
690 331 3011 West' 228.23 feet, thence North 640
• 28f 3411 West 364.1 feet, thence South 420391001,
"East 151.75 feet, thence South 590 341 5011 Past
572.06 feet to a point in the southeasterly line
of said lot, distant South 420 411 3011 West
thereon 224.01 feet from the true point of begin-
ning; thence North 420 411 301, East 224.01 feet
to the true point of beginning.
to be -used for church purposes and being located on the northwest
side of Glendora Avenue between Walnut Creek Wash and Service
Avenue, in said City of West Covina.
This variance is granted upon the following terms and
conditions:
(1) That the necessary area for the widening of Glendora
Avenue and the proposed extension of Vincent Avenue be deeded to
the City of West Covina;
(2) That all street improvements outlined in Section 49
• of Ordinance No.225, including utilities, be installed accordingly
and meet the approval of the City Engineer. This to include street
lights and sidewalks;
(3) That adequate water supply and fire protection be provided;
(4) That block study. No.7, map No.P-49 be revised to accomo-
date this reclassification;
(5) That a five foot drainage easement be provided and main-
tained along the west line of aforesaid property and that drainage
letters or easements be provided on or from properties south of this

area with necessary improvements, subject to approval of the
City -Engineer;
(6) That proposed driveways be designated "Entrance" and
""Exit" in conformity with plot plan on file;
(7) That all bonds, fees and deposits for improvements be
• posted before building permits are issued;
(8) That the development conform to plot plan submitted
herein; and
(9) That a twenty-five foot set -back from proposed Vincent
Avenue be provided and maintained.
SECTION 2. The City Clerk shall certify to the adoption of
this Ordinance, and prior to the expiration of fifteen (15) days
from the passage thereof,shall cause the same to be published once
in the West Covina Tribune, a newspaper of general circulation,
published and circulated in the City of West Covina, and thirty (30)
days from and after the passage thereof said Ordinance shall take
effect and be- in force.

I HEREBY CERTIFY that the foregoing Ord Nance was adopted
at a regular meeting of the City Council of the City of West Covina,
held on the 11th day of Apri1;1955, by the affirmative vote of at
