AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA.,
CA.LIFORNIA, ADOPTING A.PRECISE PLAN FOR THE DEVELOPMENT OF
CERTAIN PROPERTIES IN SAID CITY, PURSUANT TO .SECTION 14 OF
ORDINANCE NO.147 OF THE CITY OF WEST COVINA., AND AMENDING SAID
ORDINANCE N0.147 (A..B.Camp).
THE CITY COUNCIL OF THE CITY OF WEST COVINA. DOES ORDAIN AS FOLLOWS
SECTION 1. WHEREAS, Ordinance No.147 of the City of
`West Covina, known as the Zoning Ordinance, as amended, classifies
certain properties described as the area located on the southwest
corner of Garvey Avenue and Mockingbird Lane, as Zone R-A., with
potential Zone R-3 classification as defined by the provisions of
said Ordinance No.147, as amended by Ordinance No.325 of the City
of West Covina; and
WHEREAS, the City Planning Commission of the City of West
Covina has caused to be prepared a precise plan for the development
of the above described area to encourage the proper utilization of
such properties; and
'WHEREAS, the said Planning Commission did on February 7,
1955, conduct a duly advertised public hearing as prescribed by
law and duly considered the application of A.B.Camp for a reclassi-
fication in the zoning of said property under said precise plan; and
WHEREAS, by Resolution No.242 the said Planning Commission
approved said application in part and recommended to the City
Council the adoption thereof, subject to the conditions hereinafter
enumerated; and
WHEREAS, the City Council of the City of West Covina did
on February 28,1955, hold and conduct a duly advertised public
hearing as prescribed by law and considered said application for

a reclassification in relation to the heretofore approved
precise plan thereat and duly approved said reclassification,
subject to the stipulations hereinafter enumerated:
NOW, THEREFORE, the City Council of the City of West Covina
does ordain as follows: That that certain reclassidication here-
inabove described for the development of the real property located
® on the southwest corner of Garvey Avenue and Mockingbird Lane,
in the City of West Covina, heretofore partially approved by the
City Planning.Commission, be and the same is hereby approved,
under and pursuant to the provisions of Ordinance No.147 of the
City of West Covina, as amended, for the areas hereinafter speci-
fically described, subject to the following conditions:
(1) That the development of this property conform to the
plot plan on file in conjunction with this application;-
(2) That applicant comply with all of the applicable
provisions hereto of Ordinance No.325 aforesaid;
(3) That all street improvements outlined in Section 49
of Ordinance No.225, including utilities, be installed accordingly
and meet the approval of the City Engineer;
That Section 8 of Ordinance No.147 of the City of West
Covina, known as the 'Zoning Ordinance, adopted January 21,19489
be and the same is hereby amended by adding thereto, as a part
of the Zoning Map of the City of West Covina, the following:
The hereinafter described real property,to wit:
That portion.of Lot 67 of Tract No.930 in the City
of West Covina as shown on.map recorded in Book
17, pages 38 and 39 of Maps, in the office of the
County Recorder of said County described as follows:

Beginning at a point in the westerly line
of said Lot 67 said point being the north-
westerly corner of Lot 1, Tract 16755 as shown
on map recorded in Book 426, pages 38 and 39
of said map; thence. south 890 191 4011 East
1530 feet to the northeasterly corner of said
lot 1; thence North 00391 55" East 160.0 feet
to the southerly line of.Garvey Boulevard as
shown on said map of Tract No.16755; thence north
890 19, 4011 West 153.0 feet to the westerly line
of said Lot 67; thence south 00 391 551, West
® along the said westerly line 160 feet to the
point of beginning
be and the same is hereby excepted from the particular zone in
which said real property has otherwise been placed and designated
by the provisions of this section, and all such real property
and territory is hereby reclassified so as to establish said
property and territory as a part of Zone R-3, under the provisions
of said Ordinance N0.1479 subject, however, to all of the condi-
tions hereinbefore enumerated.
SECTION 2. The City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15)
days from the passage thereof, shall cause the same to be published
once in the West Covina Tribune, a newspaper of general circulation
published
and circulated
in the City of West Covina, and
thirty
(30) days
from and after
the final passage thereof said
Ordinance
shall take effect and be in force.

I HEREBY CERTIFY that the foregoing Ordinance was
adopted at a regular meeting of the City Council of the City
of 'West Covina held on the 28th day of March, 1955, by the
affirmative vote of at least three Councilmen, to wit:
