AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA,
CA.LIFORNIA, MAKING A. CONDITIONAL VARIANCE TO CERTAIN PROVISIONS
OF ORDINANCE NO.147 OF SAID..CITY, PURSUA.NT.TO SECTION 15 THEREOF
(West.Covina.School District).
THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. The petition of West Covina School District
having been filed in the office of the City Planning Commission
pursuant to Article 17 of Ordinance No.325, being an amendment to
• the provisions of Ordinance No.147 of the City of West Covina
establishing zones or districts and regulating therein the use of
land, height of buildings and yard spaces, adopted on the 21st day
of January, 19489 asking that a conditional variance be made and
a special use permitted affecting the property described in said
petition and,setting forth the specific reasons therefor and the
circumstances in connection therewith, and recommendation having
been made by the Planning Commission to this Council by Resolution
No.225 of the Planning Commission, and a full investigation and
consideration of the facts having been made by this Council after
public hearings pertinent to such petition; the Council determines
that there are exceptional or extraordinary circumstances or
conditions applicable to the property involved and to the intended

use thereof that do not generally apply to the property or classes
of uses in the same zone or district in which said property is
located, and will not be inconsistent with the general purposes
of said Ordinance No.147, as amended;
This Council, therefore, grants a conditional variance
from.the provisions of said Ordinance No.147, but only so far as
such variance is necessary to permit the special use of the following

described real property, to wit:
That portion of Lot 148 of E.J.Baldwints Fourth
Subdivision of part of the Rancho.La Puente, in the Uity
of `West Covina, County of Los Angeles,State of California,
as per map recorded in Book 8,P'ages 186 and 187 of Ha.ps
in the office of the Recorder of said County, described
as follows:
Beginning at the most southerly corner of said Lot 148;
thence along the southeasterly line of said lot North 41°
53, east 8.31 feet to the true point of beginning; thence
• parallel with southwesterly line of said lot, north 48°071
west 125.00.feet; thence parallel with the southeasterly
line of said lot North 410 531 east 97.38 feet; thence
parallel with the southwesterly line of said lot, south
480 07t east 125.00 feet to a point in the southeasterly
line of said lot 148, distant thereon North 410 53t east
105.69 feet from the most southerly corner of said.lot 148,
thence along said southeasterly line of Lot 148, south 41'
531 west 97.38 feet to the true point of.beginning.
PARCEL 1: That portion of Lot 148 of E.J.Baldwints Fourth
Subdivision of part of Rancho La Puente,..in the City of
West Covina,. County of Los Angeles, State of California, as;'
per map recorded in Book 8, Pages 186 and 187..of 'Taps in
the office of the Recorder of said County, described as follows:
Beginning at the most southerly corner of said Lot 148;
thence along the southeasterly line of said Lot, North 410531
East 8.31 feet; thence parallel with the southwesterly line
of said Lot, North 480 71 West 125 feet; thence parallel with
the Southeasterly line of said lot, North 410 531 East 97.38
feet; thence parallel with the southwesterly line of said
lot South 480 071 East 125 feet to a point in the Southeasterly
line of said lot-148 distant thereon North 410 531 East 105.69
feet from the most southerly corner of said Lot 148; thence
along said southeasterly line of said Lot 148 North 410 53,
• East 349.31 feet to the Northeasterly line of said Southwesterly
half of Lot 148, said Northeasterly line being parallel with
the Southwesterly line of said lot; thence along said north-
easterly line of the southwesterly half of Lot 148 North
480 71 West 927.36 feet to the northwesterly line of said Lot
148;thence along said northwesterly line South 410 531 West
455 feet to the most westerly corner of said Lot 148;.-thence
along the southwesterly line of said Lot 148 South 480 71 East
927.36 feet to the point of beginning.
PARCEL 11: That portion of Lot 147 of E.J.Baldwints Fourth
Subdivision of Rancho La Puente, in the City_of West Covina,

County of Los Angeles, State of California, as per map
recorded in Book 8, Pages 186 and 187 of Naps, in the
office of the County Recorder of said County, described
as follows;
Beginning at the most easterly corner of Lot 147;
thence South 410 30t 25t1 West along the Southeasterly
line of said Lot 147 a distance of 21.69 feet; thence
North 480 281.50" West parallel with the Northeasterly
line of said_Lot.147 a distance of 608.00 feet to the
beginning of a tangent curve concave southerly, and
having a radius of 200.00 feet; thence westerly along
said curve through a central angle of 350 481 35" a
distance of 125.00 feet; thence tangent to said curve
North 840 171 251t West 100.00 feet; thence North 50421
35" East 150.00 feet, more or less, to said Northeasterly
line of Lot 147; thence South 480 281 5011 East along
said Northeasterly line 897.36 feet,.more or less, to the
point of beginning
to be used for the purpose of establishing, maintaining and con-
ducting a public school.
This conditional variance is granted upon the following
terms and conditions;
1. That the area required by the City for streets be deeded
to City of West Covina.
2. That all street improvements outlined in Section 49 of
Ordinance No.225, including utilities, be installed accordingly
and meet the approval of the City :-Engineer. This to include street
• lights and sidewalks.
3. That the entire area be fenced with 6 foot woven wire fence.
4. That adequate water supply and fire protection be provided,
as required by ordinance.
5. That a plot plan be submitted and approved by the Planning
Commission before building permits are issued.

SECTION 2. The City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15)
days from the passage thereof, shall cause the same,to be
published once in the West Covina Tribune, a newspaper of general
circulation published and circulated in the City of West Covina,
and thirty (30) days from and after the final passage thereof
® said ordinance shall take effect and be in force.
I HEREBY CERTIFY that the foregoing Ordinance was adopted at
a regular meeting of the City Council of the City of West Covina,
held on the 14th day of February, 1955, by the affirmative vote
of at least three Councilmen, to wit:
