ZONING ORDINANCE,.. AND CHANGING THE ZONING .MAP ATTACHED THERETO.

THE -CITY COUNCIL OF THE CITY fiF WEST COVINA DOES ORDAIN -AS FOLLOWS:
SECTION 1. That Section-3 of Ordinance Noe147 of the
City of West Covina, entitled RAN ORDINANCE ESTABLISHING ZONES IN THE
• CITY OF WEST COVINA, AND THEREIN REGULATING THE USE OF LAND, HEIGHT
OF BUILDINGS AND YARD SPACES; ADOPTING A MAP SHOWING THE BOUNDARIES
OF SAID ZONES ;DEFINING THE TERMS USED IN THIS ORDINANCE; PROVIDING
FOR ITS ADJUSTMENT, AMENDMENT AND ENFORCEMENT; PRESCRIBING PENALTIES
FOR VIOLATIONS AND REPEALING ORDINANCES OR PORTIONS OF ORDINANCES IN
CONFLICT THEREWITH", adopted January 21, 1954, as amended, be and the
same i;s`hereby amended by adding thereto, as a part of the zoning map
of the `City -of 'West Covina, the following:
,That certain'real property in the City of West Covina,
County of Los"Angeles, State of California,- and more
',particularly described as:
That portion of Lot 2, W.R.Rowland Tract in the Rancho
' La Puente, as shown on map recorded. in Book 42, Page 45
of Miscellaneous Records, in the officeof the County
Recorder of the County of Los Angeles, bounded on the
North by the southerly line of Lot 124, Tract No.18133,
as shown on map recorded in Book 457, Pages 19 and 20
of Maps, in the office of said Recorder and by the westerly
prolongation of said southerly line and bounded on the
South by the northerly line of Garvey Boulevard as said
boulevard is shown on said map of Tract No.18133
be and the same is hereby excepted from the particular zone in which
such real property has otherwise been placed and designated by the
provisions of this section, and all such property and territory is
hereby granted a variance in accordance with the provisions of
Section 14 of said Ordinance No.147 so as to establish as a part of

Zone R-al' Lots 1 to 14 inclusive and as part of Zone R-3 Lots
15 to 2Q inclusive, all in proposed Tract No.205511 located on
the north side of Garvey Boulevard, between Maplewood Avenue
and Toland Avenue, under the provisions of said Ordinance No.147
and subject to the recordation of final map of said Tract No.20551.
SECTION 2. The City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15)
• days from the passage thereof, shall cause the same to be published
once in the ':West Covina Tribune, a newspaper of general circulation
published and circulated in the City of West Covina,and thirty (30)
days from and after the final passage thereof said Ordinance shall

I HEREBY CERTIFY that the foregoing Ordinance was adopted
at an adjourned regular meeting of the City Council of the City
of West Covina, held on the 21st day of February, 1955, by the
affirmative vote of at least three Councilmen, to wit:
