ZONING GRDINANCE,.AND CHANGING THE ZONING MAP ATTACHED THERETO.

THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. -That Ordinance N0.147 of the City of West
Covina, entitled ttAN ORDINANCE ESTABLISHING ZONES IN THE CITY OF
WEST COVINA, AND THEREIN REGULATING THE USE OF LANDS, HEIGHT OF
• BUILDINGS AND YARD SPACES; ADOPTING A, HAP SHOWING THE BOUNDARIES
OF SAID ZONES; L}:E,,FINING THE TEMLS USFij IN THIS ORDINANCE; PROVIDING
FOR ITS ADJUSTMENT, AALEN'JI�L 7' AND '_ i, TFORCEdv�ENT; PRESCRIBING PENALTIES
FOR VIOLATIONS AND REPEALING ORDINANCES OR POR`l'IONS OF ORDINANCES
IN CONFLICT THEREWITH", adopted February 5, 1948, as amended, be
and the same is hereby further amended by adding thereto, as a
part of the Zoning Kap of the City of west Covina, the following:
The south 50 feet of that portion of Lot 169
of-E.J.Baldwints Fourth Subdivision of part of Rancho
LaPuente, in the City of West Covina, as per map
recorded in Book 8 Page 186 of Kaps, in the office
of the County Recorder of said County, described as
follows:
Beginning at a point in the southeasterly line
of said lot 169 in the northeasterly line of Glendora
Avenue, distant south 440 401 3011 west, 703.16. feet
from -the most easterly corner of. -.,said lot 169; thence
.v • south 440 401 30tt west, along said southeasterly line,
100.11 feet;,.thence north 47 581 3811 west 381.50
feet; thence north 440 401 3011 east parallel with said
southeasterly line, 100.11 feet; thence south 470 58,
3011 east 381.50 feet to the point of beginning;
be and the same is hereby excepted from the particular zone in which
such real property has otherwise been placed and designated by the
provisions of this section, and all such property and territory
is hereby granted a variance in accordance with the provisions of

Section 14 of said Ordinance No.147, as amended, so as to
establish the real property aforesaid as a part of Zone C-3,
under the provisions of said Ordinance No.147, subject to
the following conditions;
(1) That all street improvements outlined in Section
49 of Ordinance No.225, including utilities, be installed accord-
ingly and meet the approval of the City Engineer; this to include
street lights and sidewalks.
(2) That adequate water supply and fire protection
be provided as required by Ordinance No.237.
(3) That all bonds, fees and deposits for improvements
be posted before building permits are issued.
(4) That access to the rear parking area be provided
and maintained, in accordance with the Precise Plan adopted for
the area.
(5) That the construction of buildings upon this
property be commenced within two (2) years from the effective
date of this ordinance.
• (6) That the ultimate development of this property
conform to the Precise Plan adopted for this area.
SECTION 2. The City Clerk shall certify to the
adoption of this Ordinance, and prior to the expiration of
fifteen (15) days from the passage thereof, shall cause the same

to be published once in the West Covina Tribune, a newspaper
of general circulation published and circulated in the City
of West Covina, and thirty (30) days from and after the final
passage thereof said Ordinance shall take effect and be in
force.

I HEREBY CERTIFY that the foregoing Ordinance was
adopted at a regular meeting of the City Council of the City
of ''Nest Covina, held on the 13th day of December, 1954, by
the affirmative vote of at least three Councilmen, to wit:
