AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA,
CALIFORNIA, AMENDING ORDINANCE.NO.147 OF_SAID CITY,.KNOWN AS
THE.ZONING ORDINANCE, AND CHANGING THE ZONING MAP ATTACHED
THERETO AND MADE A PART THEREOF.(Leppla).
THE CITY COUNCIL OF -THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. That Section 3 of Ordinance No.147-of the
City of West Covina, entitled NAN ORDINANCE ESTABLISHING ZONES IN
THE CITY OF -WEST COVINA, AND THEREIN REGULATING THE USE OF LANDS,
• HEIGHT OF BUILDINGS AND YARD SPACES; ADOPTING A MAP SHOWING THE
BOUNDARIES OF SAID ZONES; DEFINING THE TERMS USED IN THIS ORDINANCE;
PROVIDING FOR ITS ADJUSTMENT, AMENDMENT AND ENFORCEMENT; PRESCRIBING
PENALTIES FOR VIOLATIONS AND REPEALING ORDINANCES OR PORTIONS OF
ORDINANCES IN CONFLICT THEREWITH", adopted February 5, 1948, as
amended, be and the same is hereby amended by adding thereto, as
a part of the Zoning Map of the City of West Covina, the following:
That portion of lot 170 of E.J.Baldwi.nts
Fifth Subdivision of a portion of the Rancho
La Puente, in the City of -West Covina,'County
of Los Angeles, State of California, as per
map recorded in book 12, page 134 of maps, in
the office of the County Recorder in said
County, described as follows:
Beginning at a point in the northwesterly
line.of said lot, distant north 44° 401 OOtt
• east 233.86 feet from the most westerly corner'
of said lot; thence north 440 40t east 70 feet;
thence south 450 20, east 263.37 feet to a line
that is parallel with and distant 39 feet
northerly, at right angles, from the southerly
line of said lot; thence along said parallel
line, north 890 561 west 101.47 feet to a line
that bears south 450 201 east and that passes
through the point of beginning; thence north
450 201 west 189.62 feet to the point of
beginning
be and the same is hereby excepted from the particular zone in

which such real property has otherwise been placed and designated
by the provisions of this section, and all such property and
territory is hereby granted a variance in accordance with the
provisions of Section 14 of said Ordinance No.147 so as to establish
the real property aforesaid as a part of Zone C-19 under the
provisions of said Ordinance No.147, subject to the following
conditions:
• (1) That all street improvements outlined in Section 49
of Ordinance No.225, including utilities, be installed accordingly
and meet the approval of the City Engineer. This to include street
lights and sidewalks.
(2) That adequate water supply and fire protection be
provided as required by Ordinance No.237.
(3) .That all bonds, fees and deposits for improvements
be posted before building permits are issued.
(4) That the area required by the City for the widening
of Glendora Avenue and the access way thereto be first deeded to
the City of -West Covina.
(5) That the ultimate development of this property conform
• tp the Precise Plan adopted for this area subject only to the modi-
fications approved by the City Council regarding the access way in
lieu of the future street shown on accompanying plan for the proposed
variance.
(6) That Planning Commission Resolution N0.197 be amended
to include the foregoing conditions.
(7) That the use of existing building for professional
occupancy as requested be approved subject to prompt conformance

with all of the requirements of the City Building Department,
on a year to year basis.
SECTION 2. The City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15)
days from the passage thereof, shall cause the same to be posted
with the names of the members voting for and against the same
in three places within the City, in the manner required by the
• laws and ordinances in the City of West Covina, and thirty (30)
days from and after the final passage thereof said Ordinance
shall take effect and be

I HEREBY CERTIFY that the foregoing Ordinance was
adopted at a regular meeting of the'City Council of the City of
West Covina, held on the 8th day of November, 1954, by the
affirmative vote of at least three Councilmen, to wit:

City, to wit: One at the Police Office, 1444 West Garvey Boulevard,
one in front of the -West Covina School House, and one at the
northwest corner of Puente Street and Ellen Boulevard.
