AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA,
CALIFORNIA, AXENDING ORDINANCE NO.147.OF SAID CITY,.K.NOWN AS THE
ZONING ORDINANCE, AND CHANGING THE ZONING MAP ATTACHED THERETP
AND MADE A PART THEREOF.( H.N.Berger),.
THE CITY COUNCIL OF THE CITY OF WEST COVINA-DOES ORDAIN AS FOLLOWS:
SECTION 1. That Section 3 of Ordinance N0.147 of the
City of 'West Covina, entitled "AN ORDINANCE 'ESTABLISHING ZONES IN
THE CITY OF WEST COVINA, AND THEREIN REGULATING THE USE OF LANDS,
• HEIGHT OF BUILDINGS AND YARD SPACES; ADOPTING A MAP SHOWING THE
BOUNDARIES OF SAID ZONES; DEFINING THE TERMS USED IN THIS ORDINANCE;
PROVIDING FOR ITS ADJUSTMENT, AMENDMENT AND ENFORCEMENT; PRESCRIBING
PENALTIES FOR VIOLATIONS AND REPEALING ORDINANCES OR PORTIONS OF
ORDINANCES IN CONFLICT THEREWITH"', adopted February 5, 19489 be and
the same is hereby amended by adding thereto, as a part of the
Zoning .Map of the City of West Covina, the following:
Lots 63, 64 and 65 of Tract No.17479, Book 524,
Pages 43 and 44 records in the office of the
County Recorder, in the City of 'West Covina,
County of Los Angeles, State of California
be and the same is hereby excepted from the particular zone in which
such real property has otherwise been placed and designated by the
provisions of this section, and all such property and territory is
• hereby granted a variance in accordance with the provisions of Section
14 of said Ordinance No.147 so as to establish Lot 63 aforesaid as
a part of Zone R-29 and Lots 64 and 65 aforesaid as a part of Zone
R-39 under the provisions of said Ordinance No.1471 subject to the
following conditions:
(1) That all street improvements outlined in Section 49 of
Ordinance No.2251 including utilities, be installed accordingly and

meet the approval of the City Engineer. This to include street
lights, sidewalks and drainage facilities.
(2) That adequate water supply and fire protection be
provided as required by Ordinance No.237.
(3) That all bonds, fees and deposits for improvements
be posted before building permits are issued.
(4) That all buildings be limited to two stories and
. access to the property be provided by a driveway with adequate
turning space at the rear of each lot.
(5) That the rear portion of Lot 71 of Tract No.17479
in the City of West Covina be deeded and conveyed to the City
to conform with the requirements of the revised Precise Plan
for the Zone C-1 area therein.
SECTION 2. The City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15)
days from the passage thereof, shall cause the same to be posted
with the names of the members voting for and against the same
in three places within the City, in the manner required by the laws
and ordinances in the City of West Covina, and thirty (30) days
from and after the final passage thereof said Ordinance shall
• take effect and be in force.

at a regular meeting of the City Council of the City of West Covina,
held on the 25th day of October, 1954, by the affirmative vote of
