Ordinance - 347ORDINANCE NO.347 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA, CALIFORNIA, ADOPTING A.PRECISE.PLAN FOR THE DEVELOPMENT OF CERTAIN PROPERTIES IN.SAID CITY, PURSUANT TO SECTION 14 OF ORDINANCE NO.147.OF THE CITY OF.WEST COVINA,.AND AMENDING SAID ORDINANCE N0.147 (Frank Bandy). THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS: SECTION 1. WHEREAS, Ordinance No.147 of the City of West Covina, known as the Zoning Ordinance, classifies certain properties described in the area located on the northeast corner of Glefidora 0 Avenue and'Dalewood Street, in the City of West Covina, County of Los Angeles, State of California, as Zone R-A, with potential commer- cial classifications as defined by the provisions of said Ordinance N0.147, and particularly Section 149 paragraph A, subparagraph (1), item (3) thereof; and WHEREAS, the City Planning Commission of the City of West Covina has caused to be prepared a precise. plan for the development of.the above described area to encourage the proper utilization of such properties; and WHEREAS, the said Planning Commission did on September 7, 1954, conduct duly advertised public hearings as prescribed by law and duly considered said precise plan; and "WHEREAS, by Resolution No.196 the said Planning Commission • on September 7, 1954, approved said plan as revised and recommended to the City Council the adoption thereof, subject to the conditions hereinafter enumerated; and WHEREAS, the City Council of the City of West Covina did on September 27, 1954, hold and conduct a duly advertised public hearing as prescribed by law and considered said precise plan thereat and duly adopted said plan, subject to the stipulations hereinafter enumerated; -1- s • 0 NOW, THEREFORE, the City Council of the City of West Covina does ordain as follows: That that certain Precise Plan for the development of the real property located as aforesaid and more particularly described as: Lot 11 and a portion of Lot 10 of Tract No.17325 as recorded in Book 430 pages 10 and 11 of Maps, Records of Los Angeles County, California, and a portion of Lot 171 of E.J.Baldwints Subdivision of a portion of Rancho La Puente as recorded in Book 12, pages 134 and 135 of Maps, Records of said County., all described as follows: Beginning at the intersection of the easterly line of said Lot 171 with the southerly line of Garvey Avenue 157 feet wide as shown on map of said Tract 17325; thence, along said southerly line, north 890 191 40" west 15.30 feet to the southeasterly line of Glendora Avenue, 60 feet wide, as shown on map of said Tract No.17325; thence,along said southeasterly line south 440 171 20" west 254.87 feet to the most northerly corner of said..Tract No.17325; thence, along the northeasterly line of said Tract 17325, south 450 421 40tt east 10.00 feet to the southeasterly line of Glendora Avenue 70 feet wide, as shown on map of said Tract No.17325; thence along said southeasterly line, south 440 171 20" West 125.00 feet to a line that is parallel with the center line of the "Future Street% 52 feet wide, shown on map of said Tract No.17325 distant._therefrom 34.00 feet measured northeasterly at right angles; thence along said parallel line and said line produced, south 450 421 40" east 324.70 feet to the beginning of a tangent curve, concave northeasterly and having a radius of 50.89 feet; thence southeasterly, along said curve through a central angle of 430 361 541f, a distance of 38.74 feet to the easterly line of said Lot 171 of E.J.Baldwints Fifth Subdivision; thence along said easterly line, north 00 391 50R East 519.95 feet, more or less, to the point of beginning . Heretofore approved and adopted by the City Planning Commission and by the City Council, as aforesaid, be and the same is hereby adopted as an Official Precise Plan, under and pursuant to the provisions of Ordinance No.147 of the City of West Covina, for the areas herein- after specifically described, subject to the following conditions: -2- (1) That adequate water supply and fire protection be provided as required by Ordinance N0.237 of the City of West Covina. (2) That the extension of the building area requested be approved provided that the balance of the building area as shown on said plan be reduced by a similar amount and the area gained by the aforesaid reduction be devoted to parking purposes and that adequate lighting be provided for the parking areas thereon. SECTION 2. The City Clerk shall certify to the adoption of this Ordinance, and prior to the expiration,of fifteen (15) days from the passage thereof, shall cause the same to be -.posted with the names of the members voting for and against the same, in three public places within the City in the manner required by the laws and ordinances in.the City of West Covina, and thirty (30) days from and after the passage thereof said Ordinance shall take effect and be in force. :' M- or toe L ATTEST• y of west Covina I HEREBY CERTIFY that the foregoing Ordinance was adopted at a regular meeting of the City Council of the City of West Covina, held on the 25th day of October, 1954, by the affirmative vote of at least three Councilmen,to wit: AYES: Councilmen JAMES W.
