AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA,
CALIFORNIA, AMENDING ORDINANCE NQ.147 OF SAID CITY,.KNOWN AS THE
ZONING ORDINANCE,.AND CHANGING THE ZONING MAP ATTACHED THERETO
AND MADE A FART THEREOF (West Covina Brethren Church). .
THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. That Section 3 of Ordinance No.147 of the
City of West Covina, entitled "AN ORDINANCE ETABLISHING ZONES IN
• THE CITY OF WEST COVINA, AND THEREIN REGULATING THE USE OF LANDS,
HEIGHT OF BUILDINGS AND YARD SPACES; ADOPTING A NAP SHOWING THE
BOUNDARIES OF SAID ZONES; DEFINING THE TERMS USED IN THIS ORDINANCE;
PROVIDING FOR ITS ADJUSTMENT, AMENDNENT AND ENFORCaIENT; PRESCRIBING
PENALTIES FOR VIOLATIONS AND REPEALING ORDINANCE OR PORTIONS OF
ORDINANCES IN CONFLICT THEREWITH", adopted February 5, 1948, be and
the same is hereby amended by adding thereto, as a part of the zoning
map of the City of West Covina, the following:
The west 4.32 acres of Lot 5, Block 8 of the
Phillips Tract, per map recorded in.Book 9,
Pages 3 and 4 of Xiscellaneous Records of Los
Angeles County, excepting therefrom the
northerly 251.11 feet
be and the same is hereby excepted from the particular zone in which
such real property has otherwise been placed and designated by the
• provisions of this section, and all such property and territory is
hereby granted a variance in accordance with the provisions of Section
14 of said'Ordinance No.147 so as to establish said real property
and territory as a part of Zone R-2, to be used exclusively for church
and school purposes, under -the provisions of said Ordinance No.147,
subject to the following conditions.

(1) That the area for widening of Lark Ellen Avenue
and Puente Avenue be deeded to the City of West Covina.
(2) That all street improvements outlined in Section 49
of Ordinance No.2251 including utilities, be installed accordingly
and meet with the approval of the City Engineer. This to include
street lights and sidewalks.
(3) That all buildings maintain a 25 foot set -back from
Lark Ellen Avenue, or conform, and a 25 foot sideyard along North
property line, except the parsonage.

(4) That driveway entrances on Lark Ellen Avenue be limited
(5) That a chain -link fence be constructed along the north
and east property lines.
(6) That all bonds, fees and deposits for improvements be
posted before building permits are issued.
SECTION 2. The City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15) days
from the passage thereof,'shall cause the same to be posted with
the names of the members voting for and against the same in three
places within the City, in the manner required by the laws and
• ordinances in the City of West Covina, and thirty (30) days from
and after the final passage thereof said Ordinance shall take effect
and be in force.

at a regular meeting of the City Council of the City of West Covina,
held on the 9th day of August, 1954, by the affirmative vote of at
