AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA,
CALIFORNIA, AMENDING ORDINANCE.NO.147.OF SAID CITY,,RNOWN AS THE
ZONING ORDINANCE,.AND CHANGING THE ZONING,XAP ATTACHED THERETO.
AND MADE A.PART THEREOF.(Mrs.Fred_McFall).
THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. That Section 3 of Ordinance No.147 of the
City of West Covina, entitled "AN ORDINANCE ESTABLISHING ZONES IN
9 THE CITY OF WEST COVINA, AND THEREIN REGULATING THE USE OF LAND,
HEIGHT OF BUILDINGS AlVTD YARD SPACES; ADOPTING A MAP SHOWING THE
BOUNDARIES OF SAID ZONES; DEFINING THE TERMS USED IN THIS ORDINANCE;
PROVIDING FOR ITS ADJUSTMENT, AMENDMENT AND ENFORCEMENT; PRESCRIBING
PENALTIES FOR VIOLATIONS AND REPEALING ORDINANCES OR PORTIONS OF
ORDINANCES IN CONFLICT THEREWITH", a.dopted January 219 1954,.be and
the same is hereby amended by adding thereto, as a part of the
zoning map of the City of West Covina, the following:
The South 153 feet of the North 233 feet of the
South 300 feet of the East 150 feet of that portion of
Lot 6 of the W.R. Rowland Tract in the Rancho La Puente,
City of West Covina, as per map recorded in Book 42,
page 45 of Miscellaneous Records in the office of the
County Recorder of said county, which lies West of the
Westerly line of the land described in Certificate No:AO-
15821 on file in the office of the Registrar of Land
Titles in said County, and North of a line that is parallel
with and distant Northerly at right angles 57 feet from
the North line of Garvey Avenue, 100 feet wide, as shown
on County Surveyor's Map No.B-396, on file in the office
of the Surveyor in said County of Los Angeles
be and the same is hereby excepted from the particular zone in which
such real property has otherwise been placed and designated by the
provisions of this section, and all such property and territory is
hereby granted a variance in accordance with the provisions of Section
14 of said Ordinance No.147 so as to establish said real property and
territory as a part of Zones R-2 and R-3 as hereinafter specified,
under the provisions of said Ordinance No.147, subject to the following
conditions:

(1) That since the curb and gutter and pavement have
been installed in front of the property, additional improvements
of sidewalks and street lights be provided.
(2) That a six foot masonry wall be provided along the
easterly boundary of the property.
(3) That the area requirements for multiple dwellings be
waived and that, in lieu of the alley, 10 feet of driveway be provided
for each building with adequate turn -around areas.
(4) That the northerly 50 feet of aforesaid property be
classified as Zone R-2 with building limited to one story in height,
and remainder of area classified as Zone R-3.
(5) That all bonds, fees and deposits be provided before
further building permits are issued.
SECTION 2. The City Clerk shall certify as to the adoption
of this Ordinance, and prior to the expiration of fifteen (15) days
from th.e passage thereof, shall cause the same to be posted with the
names of the members voting for and against the same in three places
within the City, in the manner required by the laws and ordinances in
the City of West Covina, and thirty (30) days from and after the final
passage thereof said Ordinance shall take effect and be n force.
