ORDINANCE N0.284
AN ORDINANCE OF TI4E CITY COUNCIL OF THE CITY OF 'WEST COVINA,
CALIFORNIA, AMENDING ORDINANCE NO.147 OF SAID CITY, KNOWN AS
THE ZONING ORDINANCE, AND CHANGING THE ZONING MAP ATTACHED
THERETO AND MADE A PART THEREOF ( Ralph T.Huff).
THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1, That Section 3 of Ordinance No.127 of the
City of West Covina., entitled "AN ORDINANCE ESTABLISHING ZONES IN
THE CITY OF WEST COVINA, AND THEREIN REGULATING THE USE OF LAND,
HEIGHT OF BUILDINGS AND YARD SPACES; ADOPTING A MAP SHOWING THE
BOUNDARIES OF SAID ZONES; DEFINING THE TERMS USED IN THIS ORDINANCE;
PROVIDING FOR -ITS ADJUSTMENT, AMENDMENT AND ENFORCOENT; PRESCRIBING
PENALTIES FOR VIOLATIONS AND REPEALING ORDINANCES OR PORTIONS OF
ORDINANCES IN CONFLICT THEREWITH", adopted January 21, 19489 be
and the same is hereby amended by adding thereto, as a part of
the Zoning Map of the City of West Covina, the following:
The southwesterly 160 feet of that portion of
Lot 88 of E.J.Baldwin's 2nd Subdivision of a
portion of the Rancho La Puente in the City of
West Covina as per map recorded in Book 7,
Page 7 of Maps in the Office of the County
Recorder, lying southeasterly of a line parralel
with and 263 f t. southeasterly measured at
• right angles from the northeasterly prolongation
of the center line of Sunkist Avenue, as said
center line is shown on Tract 11798 as per map
recorded in Book 220, Pages 20 and 21 of Maps
ifi the office of the County Recorder of said
County, and located just north of Garvey
Boulevard, southeast of Sunkist Avenue
be and the same is hereby excepted from the particular zone in
which such real property has otherwise been placed and designated
by the provisions of this section, and all such real property and
territory is hereby granted a variance so as to establish said

property and territory as a part of Zone R-3 under the provisions
of said Ordinance No.1479 subject to the following conditions:
(1) That a plot plan be furnished the Building Department
showing the location of the buildings, streets and the alley;
(2) That the plot plan conform with the Division of
Highways proposed right-of-way;
(3) That the plot plan conform with the block study
adopted for this area.;
(4) That all street improvements outlined in Section 49
of Ordinance No.225, including utilities, be installed accordingly
and meet the approval of the City Engineer. This to include the
alley improvements and sidewalks;
( 5 ) That a five foot storm drain easement be provided
and improved along the southeast property line as indicated.
(6) That the area for streets and alley be deeded to
the City of West Covina; and
(7) That a six foot masonry wall be provided along the
rear property line to the abutting R-1 property.
SECTION 2. The City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15)
days from the passage thereof, shall cause the same to be posted
with the names of the members voting for and against the same
in three places within the City, in the manner required by the
laws and ordinances in the City of West Covina, and thirty (30)
days from and after the final passage thereof said Ordinance

shall take effect and be in force.

I HEREBY CERTIFY that the foregoing Ordinance was adopted
at a regular meeting of the City Council of the City of West
Covina, held on the 9th day of November, 1953, by the affirmative
vote of at least three Councilmen, to wit:

ROBERT FLOTTEN, being by me first duly sworn, deposes and
says: That he is the City Clerk of the City of West Covina,
California; a citizen of thp United States and over the age of
21 years; that on the ,� day of November, 1953, be posted
three copies of Ordinanc-.284 of the City of West Covina,
entitled "AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST
COVINA,CALIFORNIA, AMENDING ORDINANCE NO.147 OF SAID CITY, KNOWN
AS THE ZONING ORDINANCE, AND CHANGING THE,ZONING MAP ATTACHED
THERETO AND MADE A PART THEREOF (Ralph T.Huff)", in three public
places in said City, to wit: One at the Police.Office, 1444
West Garvey Boulevard, one in front of the West Covina School
House, and one at the northwest corner Puente Street and
Sark Ellen Boulevard. A
