AN ORDINANCE OF THE, CITY COUNCIL OF THL CITY OF WEST COVINA,
CALIFORNIA, AMENDING ORDINANCE NO.147 OF SAID CITY, KNOWN AS
THE ZONING ORDINANCE, AND C11DINGING TIM ZONING MAP ATTACHED
THERETO AND MADE A PART THEREOF (West Covina Development Corp.).
THE CITY COUNCIL OF' TIIE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. That Section 3 of Ordinance No.147 of the
City of West Covina, entitled ",V ORDINANCE ESTABLISHING ZONES IN
• THE CITY OF WEST COVINA) AND THEP.EIN d,]GULATING THE USE OF LAND,
HEIGHT OF BUILDINGS AND YARD SPACES; ADOPTING A MAP SHOWING THE
BOUNDARIES OF SAID ZONES; DEFINING THE TEI MIS USED IN THIS ORDINANCE;
PROVIDING FOR ITS ADJUSTMIENT, AMENDMENT AND ENFORCEMENT; PRESCRIBING
PENALTIES FOR VIOLATIONS AND REPEALING ORDINANCES OR PORTIONS OF
ORDINANCES IN CONFLICT THEREWITH", adopted January 21, 1948, be
and the same is hereby amended by adding thereto, as a part of the
Zoning Map of the City of West Covina, the following:
That portion of Lot 169 of E.J.Baldwin's Fourth Subdi-
vision of a part of the Rancho La Puente, in the City
of West Covina, as per map recorded in Book 8 page
186 of maps, in the office of the County Recorder of
said County, described as follows:
Beginning at a point in the southwesterly line of the
land conveyed to Mlargaret M.Higgins by deed Recorded
• in,,Book 3706 page 212 of deeds records of Los Angeles
County distant, south 480 12' 08" east 66 feet along
said southwesterly line from the most southerly corner
of the land conveyed to Frank E. Koegler and Nellie
Koegler by deed recorded in Book 6020 page 140 Official
Records of said County; thence north 41' 47' 52" east
to an intersection of the southerly prolongation of the.
easterly line of the land conveyed to the City of West
Covina by deed recorded in Book 34755 page 146 Official
Records of said County; thence north 1° 03' 20" east
along said southerly prolongation to a point distant
100.00 feet from the southeasterly corner of the land
conveyed to said City of West Covina; thence north
880 56' 40" west 112 feet parallel with the southerly
line so conveyed; thence south 01' 03' 20" west to an
intersection with a line parallel to and 100.00 feet
northwesterly from and measured at right angles to
that course in this description having a bearing north

410 47, 52/1 east; thence south 410 47' 52" west along
said parallel line to said -southwesterly line conveyed
to Margaret M. Higgins; thence along said southwesterly
line south 480 121 08" east 100.00 feet to the point
of beginning.
EXCEPTING THEREFROM the southwesterly 109.00 feet thereof;
and located southeast of Vincent Avenue extended southerly and
Garvey Boulevard, in said City;
be and the same is hereby excepted from the particular zone in
• which such real property has otherwise been placed and designated
by the provisions of this section, and all such real property and
territory is hereby granted a variance so asto establish said
property and territory as a part of Zone C-3 under the provisions
of said Ordinance No.147, subject to the following conditions:
(1) That the plot plan conform to the precise plan adopted
by Ordinance No.248;
(2) That adequate water supply and fire protection be provided
as required by Ordinance No.237;
(3) That temporary street improvement be provided from the
Southwest corner of the service station property Westerly to
California Street; and
(4) That all that property in the same general area now zoned
C-3 and presently owned by the applicant, not now containing physical
improvements thereon, be reserved for parking or access purposes
until a new precise plan for such area is approved by the City Council,
excepting that portion of said area Which is -within the proposed
future building area shown on the plot plan filed and submitted with
this application.

SECTION 2. The City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15)
days from the passage thereof, shall cause the same to be posted
with the names of the members voting for and against the same
in three places within the City, in the manner required by the
• laws and ordinances in the City of West Covina, and thirty (30)
days from and after the final passage thereof said Ordinance shall
take effect and be in force.
