ANT ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA,
CALIFORNIA, ADOPTING A PRECISE PLANT FOR THE, DEVELOPMENT OF CERTAIN
PROPERTIES IN SAID CITY, PURSUANT TO SECTION 14 OF ORRDINANCE NO.
147 OF THE CITY OF WEST COVINA, AND AMENDING SAID ORDINANCE NO.147

THE CITY COUNCIL OF TTIE, CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. WH iAS, Ordinance No.147 of the City of West
Covina, known as the Zoning Ordinance, classifies certain properties
described as the area located at and upon the southeast corner of
• Glendora Avenue and Garvey Boulevard as Zone R-A, with potential
commercial classifications as defined by the provisions of said.
Ordinance No.147, and particularly Section 14, paragraph Al subpara-
graph (1), item (3) thereof; and
WHEREAS, the City Planning Commission of the City of West
Covina has caused to be prepared a precise plan for the development
of the above described area to encourage the proper utilization of
such properties; and
WHEREAS, the said Planning Commission did on June 1, 1953,
and on June 15, 1953, conduct duly advertised public hearings as
prescribed by law and duly considered said precise plan; and
WHEREAS, by Resolution No.104 the said Planning Commission
• on June 15, 1953, approved said plan and recommended to the City
Council the adoption thereof, subject to the conditions hereinafter
enumerated; and
WHEREAS, the City Council of the City of West Covina did
on July 13, 1953, hold and conduct a duly advertised public hearing
as prescribed by law and considered said precise plan thereat and
duly adopted said plan, subject to the stipulations hereinafter
enumerated;

NOW, THEREFORE, the City Council of the City of West
Covina does ordain as follows: That that certain'Precise Plan
for the development of the real property located at or upon the
southeast corner of Glendora Avenue and Garvey Boulevard in the
City of West Covina, heretofore approved and adopted by the City
Planning Commission and by the City Council as aforesaid, be and
• the same is hereby adopted as an Official Precise Plan, under and
pursuant to the provisions of Ordinance No.147 of the City of West
Covina, for the areas hereinafter specifically described, subject
to the following conditions: (1) That the plan as submitted be
redrawn to show a street located on the southerly boundary of the
property designated as Dalewood Street; (2) That cross sections
be developed on those portions of the plan indicated by the City
Engineer; (3) That a twenty foot opening at the southeast corner
of the property be provided for; and (4) That all driveway and
sidewalk areas shall have shown thereon all proposed dimensions.
That Section 3 of Ordinance No.147 of the City of West Covina,
known as the Zoning Ordinance, adopted January 21, 1948, be and
• the same is hereby amended by adding thereto, as a part of the
Zoning Map of the City of West Covina, the following:
The hereinafter described real property, to wit:
Lot 11 and a portion of Lot 10 of Tract No.17325
as recorded in Book 430 pages 10 and 11 of Maps,
Records of Los Angeles County, California, and a.
portion of Lot 171 of E.J.Baldwin's Fifth Sub-
division of a portion of Rancho La Puente as
recorded in Book 12, pages 134 and 135 of maps,
Records of said County, all described as follows:

Beginning at the intersection of the easterly
line of said Lot 171 with the southerly line of
Garvey Avenue 157 feet wide as shown on man of
said Tract 17325; thence, along said southerly
line, North 89' 19' 40" West 15.30 feet to the
southeasterly line of Glendora Avenue, 60 feet
wide, as shown on map of said Tract No.17325;
thence, along said southeasterly line South 440
17' 20" West 254.87 feet to the most northerly
corner of said Tract No.17325; thence, along the
northeasterly line of said Tract No.17325, South
• 450 42' 40" East 10.00 feet to the southeasterly
line of Glendora Avenue, 70 feet wide, as shown on
map of said Tract No.17325; thence, along said
southeasterly line, South 44' 17' 20" West 125.00
feet to a line that is parallel with the center
line of the "Future Street" 52 feet wide, shown on
map of said Tract No.17325 distant therefrom
34.00 feet measured northeasterly at right angles;
thence, along said parallel line and said line
produced, South 450 42' 40" East 324.70 feet to
the beginning of a tangent curve, concave north-
easterly and having a radius of 50.89 feet; thence
southeasterly, along said curve through a central
angle of 430 36' 5411, a distance of 38.74 feet
to the easterly line of said Lot 171 of E. J.
Baldwin's Fifth Subdivision; thence, along said
easterly line, North 0° 39' 50" East 519.95 feet,
more or less, to the point of beginning.
be and the same is hereby excepted from the particular zone in
which such real property has otherwise been placed and designated
by the provisions of this section, and all such real property and
territory is hereby granted a variance so as to establish said
® real property and territory as a part of Zone C-1 under the pro-
visions of said Ordinance No.147, subject, however, to the conditions
hereinabove enumerated.
SECTION 2. The City Clerk shall certify to the adoption of
this Ordinance, and prior to the expiration of fifteen (15) days
from the passage thereof, shall cause the same to be posted with the
names of the members voting for and against the same in three places

within the City, in the manner required by the laws and
ordinances in the City of West Covina, and thirty (30) days from
and after the passage thereof said Ordinance shall take effect
and be in force. :,""'�

I HEREBY CERTIFY that the foregoing Ordinance was adopted
at a regular, meeting of the City Council of the City of West Covina,
held on the 10th day of August, 1953, by the affirmative vote of

three public places in said City, to wit: One at the Police
Office, 1444 West Garvey Boulevard, one in front of the West
Covina School House, and one at the northwest corner of Puente
Street and Lark Ellen Boulevard.
