THE CITY COUNCIL OF THE CITY Or' WEST CO VINA DOES ORDAIN AS FOLLOWS:
SECTION 1. That Section 3 of Ordinance No.147 of the City of
West Covina entitled "AN ORDINANCE ESTABLISHING ZONES IN THE CITY OF
WEST COVINA, AND THEF?EIY REGULATING THE USE OF LAND,HEIGHT OF BUILDINGS
• AND YARD SPACES; ADOPTING A MIT SHOWING THE BOUNDARIES OF SAID ZONES;,
DEFINING THE TERNS USED IB; THIS 01d)INANCE; PROVIDING FOR ITS ADJUSTMENT,
,ATMNDXTNT AIM ENFORCEMENT;FM'
PSCRIBING PENALTIES FOR VIOLATIONS AND
REPEALING ORDIb:ANCES OR PORTIONS OF ORDINANCES IN CONFLICT THERET,-TITH" ,
adopted January 21919489 be and the same is hereby amended by adding
thereto,as a part of the Zoning ITap of the City of West Covina, the
following:
The hereinafter described real property located on the southeast
side of Sunset Avenue and north of Walnut Creek Wash, in the
City of West Covina,and more particularly described as f ollows,to wit
All of Lot 143 of 'E.J.Baldwin's Fourth Subdivision of part of the
Rancho La Puente,in the County of Los Angeles,State of California,
as per map recorded in Book 8 Page 186 of Haps,in the office of
the County Recorder of said county.
Excepting, that portion lying south of the center line of Walnut
Creek Channe1975 feet wide,as described in deed recorded in Book
7442 Page 165 of Official Records in the office of the County
Recorder of said county.,.
Also Excepting that portion described as follows:
Beginning at the most westerly corner of said lot; thence north-
easterly along the northwesterly line of said lot 199.18 feet;
thence southeasterly parallel with the southeasterly line of said
lot 328.04 feet; thence southwesterly parallel with the north-
westerly line of said lot, 199.18 feet to the southwesterly line
of said lot; thence northwesterly along said southwesterly line
to the point of beginning
be and the same is hereby excepted from the particular zone in which
such real property has otherwise been placed and designated by the
provisions of this section, and all such real property and territory
is hereby granted a variance so as to establish said property and
territory as a part of Zone C-2 under the provisions of sj4id

Ordinance No,.147..sub ect,,to the following conditions:
(a) That all street improvements including utilities
be installed for each unit of the business frontage as
it is developed, to the standard specifications of the
City of West Covina and to meet the approval of the
City Engineer.

(b) That improvements conform
to the
Precise
Plan
established and approved by the
City
Council
on riay 11,
1953, in lieu of the plan heretofore adopted for this
general area.
(c) That the necessary right of way for the widening of
Sunset Avenue be deeded to the City of West Covina.
(d) That a revised legal description acceptable to the
City Engineer be furnished of the area involved by the
owner or owners.
(e) That the development of this property conform to the
plan for the Freeway right of way, giving adequate consid-
eration to the design and installation of suitable drainage
facilities as required by the City Engineer.
(f) That
parking and loading
spaces be developed in
accordance
with the provisions
of Ordinance No.147 as the
business frontages are developed.
SECTION 2. The City Clerk shall certify to the adoption of
this Ordinance, and prior to the expiration of fifteen (15) days
from the passage thereof, shall cause the same to be posted with
the names of the members voting for and against the same in three
places within the City, in the manner required by the laws and
ordinances in the City of West Covina, and thirty (30) days from

and after the final passage thereof said Ordinance shall take
effect and be in force

I -HEREBY CERTIFY that the foregoing Ordinance was adopted at
a regular meeting of the City Council of the City of West Covina
on the 13th day of July,1953, by the affirmative vote of at least
three Councilmen, to wit& -

a citizen of the United States and over the age of 21 years; that
on the 1(o'T N day of July,1953, he posted three copies of Ordinance
No.258 oT_f e City of West Covina, entitled "AN ORDINANCE OF THE
CITY OF WEST COVINA,CALIFORNIA,AMENDING ORDINANCE NO.147 OF SAID CITY,
KNOWN AS THE ZONING ORDINANCE, AND CHANGING THE ZONING XAP ATTACHED
THERETO AND MADE A PART THEREOF (BATELAND AND KOHNIRE)", in three
public places in said City, to wit- One at the Police Office, 2133
West Garvey Boulevard, one in front of the West Covina School Douse,
and one at the northwest corner of Pue Street and Lark Ellen
Boulevard.
