AN ORDINANCE OF THE CITY OF WEST COVINA, CALIFO1,IA, AMENDING
ORDINANCE NO.147 OF SAID CITY, KNOWN AS THE ZONING ORDINANCE, AND
CHANGING THE ZONING KAP ATTACHED THERETO TO AND NADE A PART THEREOF.
THE CITY COUNCIL OF' THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. That Section 3 of Ordinance No.147 of the City of
West Covina entitled "ART ORDINANCE ESTABLISHING ZONES IN THE CITY
OF WEST COVINA, ARID THEREIN REGULATING THE USE OF LAND, HEIGHT OF
BUILDINGS ,DTI) YARD SPACES; ADOPTING A MAP SHOWING THE BOUNDARIES OF
• SAID ZONES; DTIEFINING THE, TERMS USED IN THIS ORDINANCE; PROVIDING FOR
ITS ADJUSTIMENT, AIIENDI+1ENT AND ENFORCEMENT - PRESCRIBING PENALTIES FOR
VIOLATIONS AND REPEALING ORDINANCES OF PORTIONS OF' ORDI14 NCES IN
CONFLICT THEREWITH", adopted January 21, 1943, be and the same is
hereby amended by adding thereto, as a part of the Zoning Map of the
City of West Covina, the following:
The hereinafter described real property located on the
east side of Glendora Avenue and south of Garvey Boulevard
in the City of West Covina and more particularly described
as follows, to wit
Lots 1 to 9 inclusive of Tract No.17325, as per map
recorded in Book , Pages and of daps, records of
Los Angeles County, be and the same is hereby excepted
from the particular zone in which such real property has
otherwise been placed and designated by the provisions of
this section, and all such real property and territory
is hereby granted a variance so",,,- as to establish said real
property and territory as a part of Zone C-1 under the
provisions of said Ordinance No.147, subject to the
following conditions
(a) That all street improvements, as outlined in Section

49 of Ordinance No.225 of the City of West Covina ,
including utilities and sidewalks be installed to
the standard specifications of the City of -West
Covina and to meet the approval of. the City Engineer.
(b) That all improvements conform to the Precise
• Plan established by Ordinance No.248 and adopted for
this area.
(c) That as the business frontage is developed the
parking and loading areas be improved in accordance
with the requirements of the provisions of Ordinance
No.147.
(d) That the development of these sites be contingent
upon the improvement of the additional area southeast
of Tract No.17325 and contained in the Precise Plan for
this general area.
SECTION 2. The City Clerk shall certify to the adoption of this
Ordinance, and prior to the expiration of fifteen (15) days from the
passage thereof, shall cause the same to be posted with the names
• of the members voting for and against the same in three places within
the City, in the manner required by the laws and ordinances in the
City of West Covina, and thirty (30) days from and after the final
passage thereof said Ordinance shall take effect and be in force.

I HEREBY CERTIFY that the foregoing Ordinance was adopted at a
regular meeting of the City Council of the City of West Covina on
the 13th.day of July, 1953, by the affirmative vote of at least

ROBERT FLOTTEN, being by me first duly sworn, deposes and says:
That he is the City Clerk of the City of West Covina, California; a
citizen of the United States and over the age of 21 years; that on the
1� T 4 day of July, 1953, he posted three copies of Ordinance No.257
of the City of West Covina, entitled "AN ORDINANCE OF THE CITY OF
WEST COVINA,CALIFQRNIA, AMENDING ORDINANCE NO.147 OF SAID CITY, KNOWN
AS THE ZONING ORDINANCE, AND CHANGING THE ZONING I4AP ATTACHED THERETO
AND MADE A PART THEREOF", in three public places in said City, to wit:
One at the Police Office, 2133 West Garvey Boulevard, one in front of the
West Covina School House, and one at the northwest corner of Puente
Street and Lark Ellen Boulevard.
