CALIFORNIA, ADOPTING A PRECISE PLAN FOR TI.M., DEVELOPMENT OF
CERTAIN PROPERTIES IN SAID CITY AND AMENDING ORDINANCE NO.147
OF THE CITY OF If -EST COVID?A AND THE ZONING 31AP OF SAID CITY,
PROVIDING FOR. A VARIANCE FOR C-1 USES THEREIN (E.G.HOTCHKISS).
THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. WHEREAS, the City Planning Commission has caused
• to .be prepared a Precise Plan for the development of 6t1'z:ose_'_certain
properties within the boundaries of the area in said City herein-
after described, to encourage the proper utilization of such
properties, and
WHEREAS, the said Planning Commission did on May 4, 1953, and
on Xay 18, 1953, conduct duly advertised public hearings, as pres-
cribed by law, and duly considered said Precise Plan, and
WIM3'ZZEAS9 by appropriate resolution, the said Planning Commission
duly approved said plan and recommended to the City Council the
adoption thereof and concurrently a variance under the provisions
of Section 14 of Ordinance No.147 of said City for the use of said
property for C-1 uses as shown on said plan, and
WHEREAS, the City Council of the City of West Covina did on
• June 8, 1953, hold and conduct a duly advertised publichearing, as
prescribed by law, and considered said Precise Plan and Variance
thereat and adopted and approve,said plan and the variance afore-
said, './
said, subject to the stipulation hereinafter set forth;
NOW, THEREFOTZE, the City Council of the City of West Covina
does ordain as follows: That that certain Precise Plan for the
development of the area hereinafter described within said City and
the variance for the use of said property for C-1 uses as in said
plan indicated, heretofore approved and adopted by the City Planning

Commission and by the City Council as aforesaid, be and the same is
hereby adopted as an Official Precise Plan for the development of
the area hereinafter specifically described, in conformity with the
variance herein concurrently approved and under and by virtue of the
provisions of Ordinance No.147 of the City of West Covina, as amended,
and of the applicable provisions of the Conservation and Planning Act
of the State of California, subject, however, to (a) a grant to the
• City of (1) the necessary property along Glendora Avenue for the wid-
ening -of said Glendora Avenue, and (2) the right of way for the alley;
(b) that the triangular area extended beyond the building line be
removed from the approved building area, (c) that the improvements
outlined in Section 49 of Ordinance No.225, including utilities, be
installed as the street frontages are developed, and subject to the
approval of the City Engineer, and (d) that parking and loading space
be developed in accordance with the provisions of said Ordinance
No.147, in conformity with and as shown and indicated in said Plan.
That the boundaries of the areas comprising said Precise Plan are
as follows;
That certain parcel of land consisting of a lot commencing
at the most westerly corner of Lot 237 of E.J.Baldwin's
Fifth Subdivision of a'portion of Rancho La Puente, thence
• North 42056' East,'186.5 feet more or less, thence South
88056' East 223.1 feet, thence South 1004' West 140 feet,
thence West on the south line of said Lot 345 feet to point
of beginning (located at the northeast corner of Glendora
and dine Avenues in said City)
SECTION 2, The City Clerk shall certify to the adoption of
this Ordinance and prior to the expiration of fifteen (15) days from
the passage thereof, shall cause the sane to be posted with the names
of the members voting for and against the same in three places
within the City, in the manner required by the laws and ordinances
in the City of Nest Covina, and thirty (30) days from and after the

be in force.

I HEREBY CERTIFY that the foregoing Ordinance was adopted at
a regular meeting of the City Council of the City of West Covina,
held on the 13th day of July, 1953, by the affirmative.vote of
at least three Councilmen, to wit:

N0.256 of the City of West Covina, entitled "AN ORDINANCE OF THE
CITY COUNCIL OF THE CITY OF WEST COVINA, CALIFORNIA, ADOPTING A
PRECISE PLAN FOR TM, DEVELOPMENT OF CERTAIN PROPERTIES IN SAID CITY
AND AMENDING ORDINANCE NO.147 OF THE CITY OF WEST COVINA AND THE
ZONING MAP OF SAID CITY, PROVIDING FOR A VARIANCE FOR C-1 USES THEREIN
(E. G. HOTCHKISS)"
in three public places in said City, to wit: One at the Police
Office, 2133 West Garvey Boulevard, one in front of the West
Covina School Mouse, and one at the northwest corner of Puente
Street and Lark Ellen Boulevard.
