AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA,
CALIFORNIA, AMENDING ORDINANCE NO.205 AND ORDINANCE NO.206
OF THE CITY OF WEST COVINA, PROVIDING FOR MINI'ffJM LOT .1R.EAS,
FRONTAGES AND DEPTHS.
THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. That Ordinance No.205 of the City of West Covina
entitled "An Ordinance amending Ordinance No.147, and providing
• for basic lot area", adopted December 27, 1950, be and the same is
hereby amended by changing the boundaries of Zone II as shown -
upon the lot area map therein adopted and designated as Map Study
2-A, so that a portion of said Zone II hereinafter specifically
set forth and described shall become and be and is hereby created
and established as a new zone therein and to be..known as and
denominated Zone II -A. f
SECTION 2. That Ordinance No.206 of the City of West Covina
entitled "An Ordinance providing for minimum lot size, minimum lot
frontage, and minimum lot depth", adopted December 27,1950, be and
the same is hereby amended by adding thereto a new section to be
known as and denominated Section 3.1 and to read as follows:
"Section 3.1. The minimum lot size, minimum lot
• frontage and minimum lot depth in Zone II -A is hereby
determined to be as follows:
B1-Zone II -A. The building site area required in
Zone II -A shall be a minimum of 9250 square feet.
1. No building site area shall be less than
ser�.nty-four ( -74 ) feet in width, provided, however,
that in the event that the width of said building
site area shall be greater than Seventy-fot5t(74 ) feet,
the depth thereof may be reduced two and one-half feet

for each one (1) foot increase in width and
provided, further, that no building site area
shall be less than One hundred ten ('110 )
feet in depth.
2. "Building site area" as used herein shall mean
any parcel of real property, whether designated
• by lot number or described by metes and bounds
where the same is shown as a unit upon the tax roll.
3. No single family dwelling house, exclusive of
the porches, patios and garage areas, whether such
areas shall be attached thereto and made a part of
the house or whether they shall be separate and
apart from the house, shall contain a floor area
of less than twelve hundred (1200) square feet. "
SECTION 3. That the following shall constitute the boundaries
of Zone II -A, as created by and referred to in this ordinance:
Beginning at the intersection of the center
line of Citrus Avenue, 60 feet wide, with the
center line of the Walnut Creek Wash; thence
Southerly along the center line of Citrus Avenue.
to an intersection with the Easterly prolongation
of the Northerly line of Tract 18884 recorded in
• Book 467, Pages 46 and 47 of Maps, records of
Los Angeles County; thence Westerly along said
Northerly Tract line to the Northeast corner of
Tract No..18634 recorded in Book 459, Pages 1, 2
and 3 of Maps, records of Los Angeles County';.
thence Southerly along the Easterly lines of said
Tract No. 18634, and Record of Survey recorded
in Book 64, Page 20 of Surveys; and Tract No.17737
recorded in Book 434, Pages 32 and 33, both, records
of Los Angeles County, to an intersection with the
Southerly Boundary Line of the City of West Covina;
thence Westerly and Southerly along said City
Boundary Line to a point in a line that is parallel
with, and distant Westerly 175 feet from the center
line of Azusa Avenue, 60 feet wide; thence Northerly
along said parallel line to an intersection with
the center line of the Walnut'Creek Wash; thence
Northeasterly along said last' mentioned center line
to the point of beginning.

SECTION 4. That said Ordinances No.205 and No.206,
and the map designated therein as Xap Study 2-A, be amended
only to the extent hereinabove set forth, all the provisions
of said Ordinances not affected by the adoption of this
Ordinance"to remain in full force and effect and the zones
created thereby to continue to exist save only as Zone II
• therein shall have been reduced in area by the formation herein
of said Zone II -A.
SECTION 5. The City Clerk shall certify to the adoption of
this Ordinance and prior to the expiration of fifteen (15) days
from the passage thereof, shall cause the same to be posted
with the names of the members voting for and against the same
in three places within the City, in the manner required by the
laws and ordinances in the City of West Covina, and thirty (30)
days from and after the final passage thereof said Ordinance
shall take effect and be

at a regular meeting of the City Council of the City of Kest
Covina, on the 8th day of June, 1953, by the affirmative vote of
at least three Councilmen, to wit:

Covina, entitled "AN ORDINANCE OF THE CITY COUNCIL OF THE
CITY OF WEST COVINA, CALIFORNIA, AMENDING ORDINANCE NO.205;
AND OR.DINANCE NO.206 OF TIM CITY OF WEST COVINA, PROVIDING FOR
KINIM(AI LOT AREAS, FRONTAGES AND DEPTHS", in three public. places
in said City, to wit: One at the Police Office, 2133 West Garvey
Boulevard, one in front of the West Covina School House, and
one at the northwest corner of Puente Street and Lark Ellen
Boulevard.
