Ordinance - 253ORDINANCE NO.253 AN ORDINANNCE OF THE CITY COUNCIL OF' THE CITY OF WEST COVINA, CALIFORNIA, ADOPTING A PRECISE PLAN FOR THE DEVELOP11ENT OF CERTAIN PROPERTIES IN SAID CITY AND AMENDING ORDINANCE NO.147 OF THE CITY OF WEST COVINA AND THE ZONING XAP OF SAID CITY. THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS: SECTION 1. WHEREAS, the City Planning Commission has caused to be prepared a Precise Plan for the development of those certain properties within the boundaries of the area in said City described . as and being the area bounded on the north by Garvey Boulevard, on the west by Sunset Avenue, on the south by Walnut Creek Wash and on the east by the extension southerly of Vincent Avenue, to encourage the proper utilization of such properties, and WHEREAS, the said Planning Commission did on March 16,1953, and on April 6, 1953, conduct duly advertised public hearings,as prescribed by law, and duly considered said Precis6 Plan, and WHEREAS, by appropriate resolution, the said Planning Commission duly approved said plan and recommended to the City Council the adoption thereof, and WHEREAS, the City Council of the City of West Covina did on May 11, 1953, hold and conduct a duly advertised public hearing, as prescribed by law, and considered said Precise Plan thereat and • adopted and approved said plan, subject to the stipulation herein- after set forth: NOW, THEREFORE, the City Council of the City of West Covina does ordain as follows: That that certain Precise Plan for the development of the area within said City bounded on the north by Garvey Boulevard, on the south by the Walnut Creek Wash, on the west by Sunset Avenue and on the east by the extension southerly of Vincent Avenue, heretofore approved and adopted by the City - Planning Commission and by the City Council as,aforesaid, be and J 1. the same is hereby adopted as an Official Precise Plan for the development of the area hereinafter specifically described, under and by virtue of the provisions of Ordinance No.147 of the City of West Covina, as amended, and of the applicable provisions of the Conservation and Planning Act of the State of California, subject, however, to a grant to the City of the necessary property along said Sunset Avenue for the widening of said Sunset Avenue • as required by the Highway Department of the State of California and as shown and indicated on said plan. That the boundaries of the areas comprising said Precise Plan are as follows: Those portions of Lots 142, 143, 144, 154, 155, 156, 167 and 168 of E.J.Baldwin's Fourth Subdivision, part of the Rancho La Puente, in the City of West Covina, County of Los Angeles, State of California, as shown on map recorded in Book 8, Page 186 of Maps, in the office of the County Recorder of said County, described as follows: Beginning at the point of intersection of the Southerly prolongation of the Westerly line of Vincent Avenue, 100 feet wide, with the Northerly Right -of -Way line of the Los Angeles County Flood Control District's Walnut Creek Wash, 155 feet wide; thence Westerly, along said right-of-way line, to an intersection with the Southeasterly line of Sunset Avenue, 60 feet wide, said point of inter- section being also on the Northwesterly line of Lot 142, said E.J.Baldwin's Fourth Subdivision; thence Northeasterly and Northerly along the Southeasterly and Easterly line of Sunset Avenue, 60 feet wide, to the Northwest corner of • Lot 144, said subdivision; thence Easterly along the North line of Lots 144 and 156 to a point of intersection with the Southerly prolongation of the Westerly line of Vincent Avenue, 100 feet wide; thence Southerly along said Westerly line of Vincent Avenue, 100 feet wide, to the point of beginning. EXCEPTING therefrom those portions lying within the bounds of Garvey Boulevard, Sunset Avenue, Vincent Avenue and intersections thereof. SECTION 2. CITY OF WEST COVINA ) ,eG,-4� 1-/� y Clerk of the City of West Covina ROBERT FLOTTEN, being by me first duly sworn, deposes and says: That he is the City Clerk of the City of West Covina, California, a citizen of the United States and over the age of 21 years; that on the qTN day of June, 1953, he posted three copies of ORDINANCE NO.253 of the City of West Covina, entitled "AN -3- a ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA, CALIFORNIA, ADOPTING A PRECISE PLAN FOR THE DEVELOPMENT OF CERTAIN PROPERTIES IN SAID CITY AND ATTENDING ORDINANCE NO. 147 OF THE CITY OF WEST COVINA AND THE ZONING TiAP OF SAID CITY", in three public places in said City, to wit: One at the Police Office, 2133 West Garvey Boulevard, one in front of the West Covina School House, and one at the northwest corner of Puente Street and Lark E11 oulevard.
