AN ORDINANCE OF THE CITY OF WEST COVINA; CALIFORNIA, AMENDING
ORDINANCE NO.147 OF SAID CITY, KNOWN AS THE ZONING ORDINANCE AND
CHANGING THE ZONING MAP ATTACHED THERETO AND MADE A PART THEREOF,
THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. That Section 3 of Ordinance No.147 of the City
of West Covina entitled "AN ORDINANCE ESTABLISHING ZONES IN THE

COVINA, AND THEREIN REGULATING
THE USE OF LAND, HEIGHT
OF BUILDINGS
AND YARD SPACES; ADOPTING A M4P
SHOWING THE BOUNDARIES
OF SAID ZONES; DEFINING THE TERMS USED IN THIS ORDINANCE; PROVIDING
FOR ITS ADJUSTMENT, A11ENDMENT AND ENFORCEMENT; PRESCRIBING PENALTIES
FOR VIOLATIONS AND REPEALING ORDINANCES OR PORTIONS OF ORDINANCES
IN CONFLICT THEREWITH", adopted January 21, 1948, be and the same is
hereby amended by adding thereto, as a part of the Zoning Map of
the City of West Covina, the following. -
The hereinafter described real property located on the
south side of Garvey Boulevard east of Glendora Boulevard
in the City of West Covina and more particularly described
as follows, to wit:
Beginning at the most southerly corner of Tract No.17325
• as said tract is recorded in Book 430, Pages 10 and 11,
Los Angeles County Records, State of California; thence
northeasterly along southerly line of said Tract 17325,
582.5 feet; thence south 45° 42' 40" east 50 feet; thence
south 440 17' 20" west, 582.5 feet; thence north 45042140"
west 50 feet to said point of beginning,
be and the same is hereby excepted from the particular
zone in which such real property has otherwise been placed
and designated by the provisions of this section, and all

such real property and territory is hereby granted
a variance so as to establish said real property
and territory as a part of Zone C-1 under the provisions
of said Ordinance No.147, and the hereinafter described
real property located as above and more particularly
. described as follows; to wit;
Beginning south 450 421 40" east-70 feet from
the most southerly corner of Tract No.17325 as said
Tract is recorded in Map Book 430, pages 10 and 11 records
of Los.Angeles County, State of California; thence 44*17,
27" east 582.5 feet to the extension southerly of the
southwesterly line of the future street shown on map of
said Tract 17325; thence southeasterly along said extension
145 feet more or less to the beginning of a tangent curve
concave to the northeast and having a radius of 100 feet;
tence along said curve a distance of 76.10 feet to a
point on the easterly line of Lot 171 of the above -mentioned
E.J.Baldwin's 5th Subdivision, that is north 00 39' 50"
• east 690 feet more or less from the southeast corner of
said Lot 171; thence south 00 39' 50" west 690 feet more
or less along said easterly line to the southeast corner
of said Lot 171; thence north 890 19' 40" west 169 feet
more or less; thence north 450 42' 40" west 561 feet
,more or less to point of beginning,
be and the same is hereby excepted from the particular zone
in which such real property has otherwise been placed and
designated by the provisions of this section, and all

a variance so as to establish said real property
and territory as a part of Zone R-3 under the pro-
visions of said Ordinance No.147
SECTION 2. The City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15)
days from the passage thereof, shall cause the same to be posted
with the names of the members voting for and against the same in
three places within the City, in the manner required by the laws
and ordinances in the City of West Covina, and thirty (30) days
from and after the final passage thereof said Ordinance shall
take effect and be in force.

I HEREBY CERTIFY that the foregoing Ordinance was adopted at
a regular meeting of the City Council of the City of West Covina,
on the 25th day of May, 1953, by the affirmative vote of at least
three Councilmen, to wit:

OF SAID CITY, KNOWN AS THE ZONING ORDINANCE AND CHANGING THE ZONING
FLAP ATTACHED THERETO AND MADE A PART THEREOF" in three public places
in said City to -wit: One at the Police Office, 2133 West Garvey
Boulevard, one in front of the West Covina School Rouse, and one at
the northwest corner of Puente Street an ark Ellen -Boulevard.
