AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA,
CALIFOT1gIA, MAKING A CONDITIONAL VARIANCE TO CERTAIN PROVISIONS
OF ORDINANCE NO.147 OF SAID CITY, PURSUANT TO SECTION 15 THEREOF.
THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. A petition signed by South Hills Country Club
Corporation, a corporation, having been filed in the office of
the City Planning Commission pursuant to Section 15 of Ordinance
0 No.147 of the City of West Covina establishing zones or districts
and regulating therein the use of land, height of buildings and
yard spaces, adopted. on the 21st day of January., 1948, asking
that a conditional variance be made affecting the property described
in said petition and setting forth the specific reasons therefor
and the circumstances in connection therewith, and recommendation
having been made by the Planning Commission to this Council, and
a full investigation and consideration of the facts having been
made by this Council pertinent to such petition; the Council
determines that there are exceptional or extraordinary circumstances
or conditions applicable to the property involved and to the

intended use thereof that do not generally apply to the property
or classes of uses in the same zone or district in which said
® property is located, and will not be inconsistent with the general
purposes of Ordinance No.147;
This Council, therefore, grants a conditional variance from
the provisions of said Ordinance No.147, but only so far as such
variance is necessary to permit the following described real
property, to -wit:
PARCEL 1s That portion of Lot 116, Tract No.930,in the
City of West Covina,County of Los Angeles,State of
California, as shown on map recorded in Book 17,pages
38 and 39 of Daps, on file in the office of the
County Recorder of said County, described as follows:

Beginning at the southeast corner of Lot 84, of said Tract
No.930; thence North 88°5610011 West, 1290 feet, more or less,
along the southerly line of said Lot 84, and the northerly
line of Lot 116 of said Tract to the southwest corner of
said Lot 84; being also a point on the easterly line of
Citrus Street, 60 feet wide, as shown on said tract; thence
South 1° 041 00t1 West, 646.45 feet, along the easterly
line of said Citrus Street, to an angle point therein;thence
South 310 341 00" East, 513.91 feet along the easterly line
of Citrus Street, as shown on map of Tract No.13892, in the
City of West Covina, County of Los Angeles, State of Calif-
ornia, recorded in Book 284, Page 49 of Naps, in the office
of the County Recorder of said County, to the beginning of a
tangent curve concave to the north and having a radius of
151.61 feet; thence southeasterly along said curve and the
northerly and westerly line of Lark Hill Drive, as shown on
map of last mentioned Tract 13892, 1302.94 feet to the northerly
terminus of a curve concave to the east and having a radius
of 200 feet, and a central angle of 18' 131 20"; thence North
4° 021 00t1 West, 96.20 feet, to a tangent curve concave to
the southeast and having a radius of 76.51 feet; thence
northeasterly along said. curve 126.99 feet; thence North 10041
00" East, 498.96 feet, along the westerly lines of Lots 26
and 27, said Tract No.13892, more or less, to the point of
beginning.
PARCEL 2s Lots 83 and 84 of Tract No.930, in the City of West
Covina, County of Los Angeles, State of California, as shown
on map recorded in Book 17, Pages 38 and 39 on file in the
office of the County Recorder of said County; E)CCEPTING there-
from the northerly and westerly 160 feet, measured at right
angles to Cameron Avenue, 60 feet wide, and Citrus -:Street,
60 feet wide, of Lot 83 in said tract; also the westerly
160 feet, measured at right angles to Citrus Street, 60 feet
wide, of Lot 84.
to be used for the purpose of establishing, maintaining and conducting
• a country club house, golf course and uses incident thereto.
This conditional variance is granted upon the following
terms and conditions:
1. A plot plan of the proposed improvements shall be filed
with and approved by the City;
2. That the necessary right-of-way for the widening of
Citrus Street from the north boundary of Parcel 1 southerly to
the entrance to the proposed parking lot, as shown on said plan,
shall be deeded to the City of West Covina.

3. That in the event of the dissolution of the
applicant corporation, or if within a three-year period the
proposed golf and country club is not commenced, the variance
shall be automatically terminated unless extended by resolution
of the City Council..
• 4. That upon any violation of any of the provisions
of this Ordinance, the uses herein permitted shall cease and
terminate and the property above described shall revert to and
become a part of the zone in which the property is now situated.
SECTION 2. The City Clerk shall certify to the adoption
of this Ordinance, and prior to the expiration of fifteen (15)
days from the passage thereof, shall cause the same to be posted
with the names of the members voting for and against the same
in three places within the City, and thirty (30) days from and
after the final passage thereof said Ordinance shall take effect
and be in force in the manner -required by the laws and ordinances
in the City of West Covina.

I HEREBY CERTIFY hat the foregoing Ordinance was adopted
at a regular meeting of the City Council of the City of West Covina
on the 27th day of April, 1953, by the affirmative vote -of at
least three Councilmen, to wit:

April, 1953, he posted three copies of ORDINANCE NO. 245 of the City of West
Covina, entitled "AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF WEST COVINA,
CALIFORNIA, MAKING A CONDITIONAL VARIANCE TO CERTAIN PROVISIONS OF ORDINANCE
NO. 147 OF SAID CITY, PURSUANT TO SECTION 15 THEREOF" in three public places
in said City, to wit: One at the Police Office, 1444 West Garvey Boulevard,
one in front of the West Covina School House, and one at the northwest
corner of Puente Street and Lark Ellen Bouleva
