AN ORDINANCE OF THE CITY OF WEST COVINA,.CALIFORNIA, AMENDING OR-
DINANCE NO. 147 OF SAID CITY, KNOWN AS THE ZONING ORDINANCE, AND
CHANGING THE ZONING MAP ATTACHED THERETO AND MADE A PART THEREOF.
THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1, That Section 3 of Ordinance No. 147 of the City
of West Covina entitled "AN ORDINANCE ESTABLISHING ZONES IN THE
CITY OF WEST COVINA, AND THEREIN REG£;tLATING THE USE OF LAND, HEIGHT
OF BUILDINGS AND YARD SPACES: ADOPTING A NAP SHOVING THE BOUNDARIES
OF SAID ZONES : DEFINING THE TERMS USED IN THIS ORDINANCE: PROVIDING
FOR ITS ADJUSTMENT, AMENDMENT AND ENFORCEMENT: PRESCRIBING PENALTIES
FOR VIOLATIONS AND REPEALING ORDINANCES OR PORTIONS OF ORDINANCES
IN CONFLICT THEREWITH", adopted January 21, 1948, be and the same
is hereby amended by adding thereto, as a part of the Zoning Map of
the City of West Covina, the following:
The hereinafter described real property located on Glendora
Avenue in the City of West Covina and more particularly des-
cribed as follows, to wit:
That portion of Lot 169 of E. J. Baldwin's 4th Subdivision
of a part of the Rancho La Puente in the City of Vest Covina,
County of Los Angeles, State of California, as per map re-
corded in Book 8, page 186 of Maps in the Office of County
Recorder of said Coun-ty, described as follows: Beginning at
a.point in the SEly line of Lot 169 in the NW1y line of
Glendora Avenue; that is .distant thereon S. 440 40' 30"
West 803,27 ft, from Most Easterly corner of said lot;
thence N. 47® 58' 30" West 528.0 ft.; thence South 44° 40'

30" 330.35 ft. thence South 470 581 30" East 528.0 ft.
to said SE1y line of Lot 169; thence N. 44 ® 401 30" East
along, said SE1y line 330.35 feet to the point of beginning,
be and the same is hereby excepted from the particular zone
in which such real property has otherwise been placed and
designated by the provisions of this section, and all such
0 real property and territory is hereby granted a variance
so as to establish said real property and territory as a
part of Zone C-3 under the provisions of said Ordinance No.
147, subject to the following conditions. -
(a) That all street improvements except street trees, as
outlined in Section 49 of Ordinance Nov 225 of the City of
Nest Covina, including utilities and sidewalks be installed
to the standard specifications of the City of best Covina
and to meet the approval of the City Engineer.
(b) That improvements conform to the Precise Plan estab-
lished by Ordinance No. 167,
(c) That necessary widening of Glendora Avenue be deeded
to the City of West Covina in order to conform to the master
• plan of highways.
SECTION 2. The City Clerk shall certify to the adoption of
this Ordinance, and prior to the expiration of fifteen (15) days
from the passage thereof, shall cause the same to be posted with
the names of the members voting for and against the same in three
places within the city, and thirty (30) days from and after the
final passage thereof said Ordinance shall take effect and be in

force in the manner required by the laws and ordinances in the City
of West Covina,
I HEREBY CERTIFY that the foregoing Ordinance was adopted at
a regular meeting of the City Council of the City of West Covina
on the 10th day of Decemberi,, 1952, by the affirmative vote of at
least three Councilmen, to wit:

ROBERT FLOTTEN, being by me first duly sworn, deposes and says;
That he is the City Clerk for the City of West Covina, California,
and a citizen of the United States, and over the age of 21 years;
that on the 15th day of December, 1952 he posted three copies of
Ordinance No. 233 of the City of West Covina entitled "AN ORDINANCE
OF THE CITY OF ZdEST COVINA, CA.LIFORNIA, AMENDING ORDINANCE NO. 147
OF SAID CITY, KNOVd4 AS THE ZONING ORDINANCE, AND CHANGING THE ZONING
MAP ATTACHED THERETO AND MADE A PART THEREOF", in three public places
in said City, to -wit: One at the City Hall, 1444 West Garvey Avenue,
West Covina, one in front of the West Covina School House, and one at
the Northwest corner of Puente Street and Ellen Avenue.
