AN ORDINANCE OF THE CITY OF WEST COVINA, CALIFORNIA, AMENDING OR-
DINANCE NO. 147 OF SAID CITY, KNOWN AS THE ZONING ORDINANCE, AND -
CHANGING THE ZONING MAP ATTACHED THERETO AND MADE A PART THEREOF.
THE CITY COUNCIL OF THE CITY OF WEST COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1. That Section 3 of Ordinance No. 147 of the City
of West Covina entitled "AN ORDINANCE ESTABLISHING ZONES IN THE CITY
OF WEST COVINA, AND THEREIN REGULATING THE USE OF LAND, HEIGHT OF
BUILDINGS AND YARD SPACES: ADOPTING A MAP SHOWING THE BOUNDARIES OF
SAID ZONES: DEFINING THE TERMS USED IN THIS ORDINANCE: PROVIDING FOR
ITS ADJUSTMENT, AMENDMENT AND ENFORCEMENT: PRESCRIBING PENALTIES FOR
VIOLATIONS AND REPEALING ORDINANCES OR PORTIONS OF ORDINANCES IN
CONFLICT THEREWITH", adopted January 21, 1948, be and the same is
hereby amended by adding thereto, as a part of the. Zoning Map of
the City of Nest Covina, the following:.
The hereinafter described real property located at
1200-1210 'East Garvey Boulevard in the City of West
Covina and more particularly described as follows, to
wit:
That portion of Lot 169, of E..J. Baldwin's Fourth Sub-
division of a Portion of the Rancho La Puente in the
City of West Covina, California, as per Map recorded
in Book 8, page 186 of Maps in the Office of the Los
Angeles County Recor-.der described as follows:
Beginning at a point in the southeasterly line of said
Lot 169 being also the northwesterly line of Glendora
Avenue, 60 feet wide, thatris distant thereon S 44040'

30" W, 578.03 feet from the most easterly corner of
said Lot 169;. thence N 47° 58' 30" W, 260.05 feet to
THE TRUE POINT OF BEGINNING of this description; thence
N 440 402 30" E along a line parallel with said North-
westerly line of Glendora Avenue 108.06 feet; thence N
10 03' 30" E, 169,73 feet, more or less, to a point in
the Northerly line of said Lot 169 that is distant thereon
• S 88' 56' 30" E, 687.66 feet from the intersection of said
Northerly line with that certain course described as N
430 451 30" E, 10.43 feet in the Deed to James W. Rasmussen
Recorded in Book 20604, page 37 of Official Records of
said County; thence_N 88° 561 30" W along said Northerly
line of Lot 169, a distance of 150,00 feet; thence S 1*
04' 05" W, 182.41 feet, more or less, to a point in the
northerly prlongation of the hereinbef ore described course
having a bearing of N 47° 58' 30" W, said point being dis-
tant N 470 581 30" W on said prolongation, 99.97 feet from
the TRUE POINT OF BEGINNING: thence S 470 58' 30" E,
99.97 feet to THE TRUE POINT OF BEGINNING.
• EXCEPT: The Northerly 145 feet of the above described
property,
be and the same is hereby excepted from the particular
zone in which such real property has otherwise been placed
and designated by the provisions of this section, and
all such real property and territory is hereby grantedda
variance so as to establish said property and territory as
a part of Zone C 3 under the provisions of said Ordinance
No. 147 subject to the following conditions:

(a) That all street improvements including utilities
and the disposal of drainage be installed to the standard
specifications of the City of West Covina and to meet the
ap]r oval of the City Engineer. This to include street
lights, type and location -to be by the City Engineer.
(b) That improvements conform to the Precise Plan es-
0 tablished by Ordinance No. 167.
(c) That street specifications be approved by the City
Engineer.
(d) That a legal description be furnished of the area
involved,
SECTION 2, The City Clerk shall certify to the adoption of
this Ordinance, and prior to the expiration of fifteen (15) days
from the passage thereof, shall cause the same to be posted with
the names of the members voting for and against the same in
three places within the city, and thirty (30) days from and after
the final passage thereof said Ordinance shall take effect and
be in force in the manner required by the laws and ordinances in
the City of West Covina.

I HEREBY CERTIFY that the foregoing Ordinance was adopted
at a regular meeting of the City Council of the City of West
Covina on.the 26th day of November, 1952, by the affirmative
vote of at least three Councilmen, to wit:

public places in said City, to -wit: One at the City Hall,
1444 Vest Garvey Avenue, West Covina, one in front of the
West Covina School House, and one at the Northwest corner
of Puente Street and Lark Ellen Avenue.
