AN ORDINANCE OF THE CITY OF WEST COVINA, CALIFORNIA, AMENDING OR-
DINANCE NO. 147 OF SAID CITY, KNOWN AS THE ZONING ORDINANCE, AND
CHANGING THE ZONING MAP ATTACHED THERETO AND MADE A PART THEREOF.
THE CITY COUNCIL OF THE CITY OF WEST C OVINA DOES ORDAIN AS FOLLOWS:.
SECTION 1. That Section 3 of Ordinance No. 147 of the City
of West Covina entitled "AN ORDINANCE ESTABLISHING ZONES IN THE CITY
• OF WEST COVINA, AND THEREIN REGULATING THE USE OF LAND, HEIGHT OF
BUILDINGS AND YARD SPACESt ADOPTING A MAP SHOWING THE BOUNDARIES OF
SAID ZONES: DEFINING THE TERMS USED IN THIS ORDINANCE: PROVIDING FOR
ITS ADJUSTMENT, AMENDMENT AND ENFORCEMENT: PRESCRIBING PENALTIES FOR
VIOLATIONS AND REPEALING ORDINANCES OR PORTIONS OF ORDINANCES IN
CONFLICT THEREWITH", adopted January 21, 1948, be and the same is
hereby amended by adding thereto, as a part of the Zoning Map of
the City of West Covina, the following:,
The hereinafter described real property located.at 1122-1140
East Garvey Boulevard in the City of West Covina and more par-
ticularly described as follows, to wit:
That portion of Lot 169 of E. J. Baldwin's Fourth Subdivision
• of a portion of the Rancho La Puente in the City cf West
Covina, California, as per Map recorded in Book 8, page 186
of Maps, in the Office of the Los Angeles County Recorder des-
cribed as follows:
Beginning at the Northwest corner of said Lot 169; thence S
880 56' 40" E along the northerly line of said Lot 169 a dis-
tance of 807*58 feet; thence S 1° 03' 20" E at right angles to
said northerly line a distance of 145.00 feet to the TRUE

POINT OF BEGINNING;: thence S 880 56' 40" E along a line par-
allel with said northerly line a distance of 253.57 feet,
more or less, to the intersection with the easterly line of
the Land described in Deed to The West Covina Development
Corporation as Recorded in Book page of Official
Records; thence S 10 03' 30" W. along said Easterly line,
10000 feet; thence N 880 561 40" W along a line parallel
• with said North line of Lot 169 a distal ce of 161#11 feet,
more or less, to its intersection with the southwesterly line
of land described in Deed.recorded in Book 20604, page 37 of
Official Records•, thence N 470 58' 30" W along said South-
westerly line, 14.75 feet, more or less to the most easterly
corner of the land described in Deed Recorded in Book 36932
229 of Official Records; thence S 44'D 40' 30" W along the
southeasterly line of said land a distance of 13*36 feet, more
or less, to its intersection with the westerly prolongation
of the above described course having a bearing of N 880 56'
40" W and a length of 161.11 feet; thence.N 88° 56' 40" W

be and the same is hereby excepted from the particular zone
in which such real property has otherwise been placed and
designated by the provisions of this section, and all such
real property and territory is hereby granted a variance so

as to establish said real property and territory as a part
of Zone C - under the provisions of said Ordinance No. 147,
subject to the following conditions:
(a) That all street improvements including utilities and the
disposal of drainage be installed to the standard specifications
of the City of West Covina and to meet the approval of the
• City Engineer. This to include street lights, type and lo-
cation to be set by the City Engineer.
(b) That improvements conform to the Precise Plan established
by Ordinance No. 167.
(c) That street specifications be approved by the City Engi-
neer,
(d) That a legal description be fum fished of the area in-
volved.
SECTION 2, The City Clerk shall certify to the adoption of
this Ordinance, and prior to the expiration of fifteen (15) days
from the passage thereof, shall cause the same to be posted with
the names of the members voting for and against the same in three
places within the city, and thirty (30) days from and after the
• final passage thereof said Ordinance shall take effect and be in
force in the manner required by the laws and ordinances in the City
of West Covina.

a regular meeting of the City Council of the City of West Covina
on the 26th day of November, 1952, by the affirmative vote of at

COVINA, CALIFORNIA, AMENDING ORDINANCE NO. 147 OF SAID CITY,
KNOWN AS THE ZONING ORDINANCE, AND CHANGING THE ZONING MAP
ATTACHED THERETO AND MADE A PART THEREOF; in three public
places in said City, to -wit: One at the City Hall, 1444
West Garvey Avenue, West Covina, one in front of the West
Covina School House, and one at the Northwest corner of Puente
Street and Lark Ellen Avenue.
