AN ORDINANCE PROVIDING FOR MINIMMI
LOT SIZE, MINIMUM LOT FRONTAGE, AND
MINIMUM LOT DEPTH.
THE CITY COUNCIL OF THE CITY OF WEST
COVINA DOES ORDAIN AS FOLLOWS:
SECTION 1: In order to promote and serve
the public health, safety, and general welfare and
to provide the economic and social advantages re-
sulting from an orderly planned use of land and
resources, the City of west Covina does hereby pro-
vide for minimum lot size, minimum lot frontage, and
minimum lot depth.
• SECTION 2: The areas designated on the lot
area map as set forth in Ordinance No. 205 are hereby
adopted and declared to be a part of this Ordinance.
SECTION 3: The minimum lot size, minimum
lot frontage and minimum lot depth in the various
zones is hereby determined to be as follows:
A -- Zone I. The building site area re-
quired in Zone I shall be a minimum of seven thousand
five hundred (79500) square feet.
1. No building site area shall be less than
sixty (60) feet in width, and provided however, that
in the event that the width of the said building site
area shall be greater than sixty (60) feet, the depth
thereof may be reduced two and one half (21) feet for
each one (1) foot increase in width, but provided,
however, that no building site area shall be less than
one hundred and five (105) feet in depth.
2. "Building site area's as used herein shall
mean any parcel of real property, whether designated
by lot number or described by metes and bounds where
the same is shown as a unit upon the tax roll.

3. No single family dwelling house,
exclusive of the garage area whether such garage
shall be attached thereto and made a part of the
house or whether it shall be separate and apart
from the house, shall contain a floor area of
less than nine hundred ( 00) square feet.
B -- Zone Il. The building site area
required in Zone II shall be a minimum of nine
thousand four hundred fifty (9,450) square feet.
1. No building site area shall be less
than seventy (70) feet in vuidth, and provided,
however, that in the event that the width of the
said building site area shall be greater than
seventy (70) feet, the depth thereof may be reduced
two and one half (22) feet for each one •(1) foot
increase in width, but provided however, that no
building site area shall be less than one hundred
ten (110) feet in depth.
2. "Building site. area" as used herein
shall mean any parcel of real property, whether
designated by lot number or described by metes
and bounds where the same is shown as a unit upon
the tax roll.
3. No single family dwelling house,
exclusive of the garage area whether such ,garage
. shall be attached thereto and made a part of the
house or whether it shall be separate and apart
from the house, shall contain a floor area of less
than one thousand fifty (1,050) square feet.
C -- Zone III. The building site area
required in Zone III shall be a minimum of fourteen
thousand four hundred (14,400) square feet.
• 1. No building site area shall be less
than ninety (90) feet in width, and provided however,
that in the event that the width of the said building
site area shall be greater than Minety (90) feet, the
depth thereof may be reduced two and one half (21)
feet for each one (1) foot increase in width, but
provided however, that no building site area shall be
less than one hundred twenty five (125) feet in depth.
2. "Building site area" as used herein
shall mean any parcel of real property, ' whether
designated by lot number or described by metes and
bounds where the same is shown as a unit upon the
tax roll.

3. No single family dwelling house,
exclusive of the garage area whether such garage
shall be attached thereto and made a part of the
house or whether it shall be separate and apart
from the house shall contain a floor area of less
than one thousand two hundred fifty (1,250)
square feet.
SECTION 4: Whenever in the opinion of
the City Council the land involved in any building
site area is of such size or shape, or is subject
to such title limitations of record, or is affected
by such topographical location or conditions, or is
to be devoted to such use that it is impossible or
• impracticable in the particular case for the owner
to conform fully to the regulations contained in
this ordinance, the City Council, upon recommendation
of the Planning Commission, may make such modifica-
tion thereof as in its opinion is reasonably neces-
sary or expedient and in conformity with the spirit
and purpose of this ordinance.
• If the owner is dissatisfied with any
action of the City Council he may appeal from said
action and the City Council shall at its next
regular meeting set the same for hearing to be
heard not later than thirty (30) days thereafter.
Said hearing need not be concluded on said day,
but may be continued if circumstances require it.
• The owner shall be notified of the time and place
set for said hearing and be given a reasonable
opportunity to be heard. The action of the City
Council thereafter shall be final.
SECTION 5 : If any section, sub -section,
clause or phrase of this ordinance is, for any
reason, held to be unconstitutional, such decision
shall not affect the validity of the remaining
portions of this ordinance. The Council hereby
declares that it would have passed this ordinance,
and each section, sub -section, sentence, clause,
and phrase thereof, irrespective of the fact that
any one or more of the sections, sub -sections,
sentences, clauses or phrases might be declared un-
constitutional.
SECTION 6: This ordinance shall take effect
from and after thirty (30) days after its passage
and before the expiration of fifteen (15) days after
its passage it shall be posted with the names of the
members voting for and against the same, in three
places within the city, in the manner required by the
