AN ORDINANCE APJENDING ORDINANCE
NO.147 AND PROVIDING FOR BASIC
LOT AREA.
THE CITY COUNCIL OF THE CITY OF !NEST COVINA
DOES ORDAIN AS FOLLOWS
'SECTION 1: As an amendment to the Zoning/
Ordinance the City of West Covina recognizes there
is basic fundamental differences in the topography
.� of the area of the City of West Covina and in order
to better serve the public health, safety, and
general welfare and to provide the economic and
social advantages resulting from an orderly planned
use of land and so that the land may be put to its
highest and best use, a lot area map is hereby ad-
opted. Such lot area map is hereby designated as
Map ;Study 2-A, November 22, 1950, and the several
Zones are hereby established as shown on said map,
which is attached hereto and adopted hereby and
made a part hereof.
SECTION 2: ¶graph c of sub -section F
of Section 4 of Ordinance No. 147 is hereby amended
to read as follows:
. "SECTION 4, sub -section F, Paragraph c.
In subdivided areas having record lots of less than
two acres the minimum lot area shall be within those
several lot area zones shown upon the lot area map
as follows:
:Zone I -- Seven thousand five hundred
(7,500) square feet.
Zone II -Nine thousand four hundred
fifty (9,450) square feet.
Zone III -- Fourteen thousand four hundred
(14,400) square feet.

less area than herein required, and was of record
at the time this ordinance became effective, said
lot may be occupied by not more than one family. +1

SECTION 3: Paragraph c of sub -section F
Of Section 5 of Ordinance No. 147 is hereby amended
to read as follows:
"SECTION 5, sub -section F, Paragraph c.

as follows:

(7 , 500) square feet.
Zone II -- Nine thousand four hundred

Provided, however, that where a lot has
